Willmott townhouse guide

A 2010s Sherwood Survey neighbourhood

Willmott was planned in 2004 under the Sherwood Survey Secondary Plan, but residential construction only started in 2010 and has continued since. That makes it younger than Harrison and Scott, its Sherwood neighbours, and older than the Boyne areas south of Louis St. Laurent Avenue.

The housing mix includes townhouses, semi-detached and detached homes, with some condos along Nadalin Heights. Exteriors use brick, stone and stucco. Large homes on wide lots are uncommon, so townhouses are a big share of what comes up for sale.

Most Willmott townhouses are freehold two- or three-storey rows, built by production builders alongside the semis and detached homes on the same streets.

Because building carried on through the 2010s, the age of townhouses varies more here than in a single-wave neighbourhood like Beaty. Rows near the older edges may be fifteen years old, while those on the newest streets may be under ten. Check the build year on each listing, since it affects both warranty coverage and what's likely to need replacing soon.

The buyers Willmott's rows suit

Willmott suits young families and first-time buyers who want a newer freehold townhouse near a large park, and who don't need a train every day. Investors look here too, since newer freehold rows near a large park are easy to describe to renters, though you should run your own numbers. The trade-off is that large lots are rare, so buyers who want space may look at older Bristol neighbourhoods instead.

Milton Community Park at the centre

Milton Community Park, a 7.2-hectare park, sits at the centre of the neighbourhood. Sunny Mount Park and Willmott Neighbourhood Park are also close, and the neighbourhood park has views of the Niagara Escarpment.

For townhouse owners, having a large central park within a short walk makes up for small yards. Schools are spread through the area, and the escarpment conservation areas are a short drive west.

Ten-year-old rows and what's still covered

Many Willmott townhouses are around ten to fifteen years old. That puts most of them past Tarion's seven-year coverage for major structural defects, but not yet at the age when roofs and furnaces typically need replacing.

When you're buying here:

  • Ask the seller for any repair history, especially for windows, roof and the garage door.
  • Check whether the row is freehold or on a POTL with a monthly fee.
  • Look at parking. Many rows have a single garage and short driveway.
  • If a basement unit is advertised, confirm whether it's registered with the Town.

Ten minutes to Milton GO

Milton GO station is about a ten-minute drive from most of Willmott. There are about two dozen transit stops through the neighbourhood. Trains on the Milton line run mostly at rush hour today, and the province has committed to two-way, all-day service by 2031.

By car, Union Station is about 45 minutes away outside rush hour. Derry Road, Bronte Street and Louis St. Laurent Avenue are the main local routes, connecting to the 401.

The Niagara Escarpment rises just to the west, so the Willmott side of Milton is also the side closest to Kelso, Rattlesnake Point and the Bruce Trail, which makes weekend trips easy.
