Cobban townhouse guide

Boyne's first wave, almost finished

Construction in Cobban began in 2015 as part of the Boyne Survey, Milton's third major growth area. The survey's neighbourhoods were planned for about 6,000 homes and 25,000 residents, and Cobban was among the first to fill in. By now it's close to complete.

The housing mix includes row houses, semi-detached homes, duplexes and two-storey detached homes, with Craftsman and Queen Anne details on many facades. Townhouses are a big part of the neighbourhood, and they come in more forms than in older parts of Milton:

  • Freehold two-storey rows with front garages
  • Three-storey rows, some with rear lanes
  • Stacked condo townhouses in complexes along main roads such as Whitlock Avenue

This mix means Cobban offers both freehold and lower-entry condo options in the same neighbourhood.

Lower entry points, in two forms

Cobban's stacked condo townhouses are among the lower-entry options in Milton, which draws first-time buyers and investors. Freehold rows suit young families who want a newer home with a garage and a small yard. If you're buying to rent, check the condo's rules on leasing and parking before you make an offer.

The two forms come with different trade-offs. A stacked unit usually has no private yard, may have parking in a shared lot or garage, and comes with a monthly condo fee. A freehold row has its own driveway and yard, and no fee, but all exterior repairs fall to you. Many buyers in Cobban weigh the monthly fee against the cost of a future roof or furnace when deciding which fits their budget.

Buying young: warranties, grading and fences

Many Cobban townhouses are less than ten years old, and some are under seven. That changes the checklist.

  • Tarion coverage. If the home is under seven years old, part of its warranty may still be in effect. Ask for the certificate and any claims history.
  • Final grading. Check that the lot has been graded and sodded, and that fencing is complete.
  • Stacked condo documents. Young condo corporations are still building their reserve funds. Read the status certificate and the first reserve fund study carefully.
  • Nearby construction. Some parts of Boyne are still being built.

Bristol District Park and Coates Linear Park

Bristol District Park, in Cobban's southeast corner, has two soccer fields, a playground and walking paths. Coates Linear Park runs northwest from Louis St. Laurent Avenue, leading toward Coates Neighbourhood Park, which has more fields and a playground. Milton Sports Centre, nearby, has a pool, running track, skate park and other facilities.

These spaces matter for townhouse owners, especially those in stacked units without private yards.

As the last parts of the Boyne Survey fill in, more shops and services are opening along the main roads. Check what's planned for nearby commercial blocks, since a new plaza can be a convenience or a source of traffic, depending on where your townhouse sits.

The commute from south Milton

Most Cobban residents drive. One common route to Toronto is Britannia Road to Highway 407, then south to the QEW, which takes about 40 minutes outside rush hour. Highway 401 is another option, reached via Thompson Road or James Snow Parkway.

Transit is limited. Buses connect to Milton GO, where trains run mainly at rush hour. The province's commitment to two-way, all-day Milton line service by 2031 would make the train a much better option for Boyne residents.
