Ford townhouse guide

Hilly streets in the Boyne Survey

Ford is part of the Boyne Survey, Milton's third major growth area. Many homes were built in the 2010s, and the neighbourhood sits on hillier ground than most of Milton's subdivisions. That gives some streets more varied views, but also makes walking and cycling harder.

The housing is mainly two-storey detached homes, many with attached garages and large front porches, along with townhouses. Ford's townhouses are mostly freehold rows, and there are also some condo buildings along main roads such as Leger Way.

Because Ford is newer, many townhouses here are less than ten years old.

Townhouse rows in Ford are often stepped to follow the slope, so units on the same row can sit at slightly different heights. That can mean walkout basements on some lots and front steps on others. When you visit, look at how the grade affects the entrance, the garage and the backyard of the specific unit.

Viola Desmond school and Raspberry Park

Ford Neighbourhood Park sits beside Viola Desmond Public School on Leger Way, with a basketball court, playground, splash pad and summer washrooms. Raspberry Park, on Raspberry Terrace, has a covered picnic area, playground and open space.

Several schools serve the neighbourhood. For families in townhouses with smaller yards, having a school-and-park block within walking distance is a major draw.

Who fits on Ford's hills

Ford suits young families who want a newer freehold townhouse close to a school and park. Commuters who rely on transit may find it less convenient than areas closer to Milton GO. If you're comparing Ford with Cobban or Bowes, the main differences are terrain and the mix of townhouse types.

Hills aren't just a walking issue. They also give some streets a more varied look than Milton's flatter subdivisions, and some upper streets have longer views. Buyers who like that feel often prefer Ford to its flatter neighbours.

Newer rows, newer questions

Ford's townhouses are young enough that the questions are different from older parts of Milton.

  • Tarion. If the home is under seven years old, some warranty coverage may remain. Ask for the certificate.
  • Grading on slopes. On hilly lots, check that water drains away from the house and that the yard grading is final.
  • Condo or freehold. Confirm the tenure. Condo units come with a fee and a young corporation still building its reserve.
  • Driveways on slopes. Steep driveways can be tricky in winter.

Route 9 and the drive out

Milton Transit Route 9 runs along Regional Road 25 to Milton GO station, but it can be hard to reach from the east side of the neighbourhood. Most residents drive.

Highway 401 and the QEW are both reachable, and Toronto is under an hour by car depending on traffic. Union Station is about 1.5 hours by transit. The province's commitment to two-way, all-day Milton line service by 2031 would improve things for Ford residents who want to take the train.

Regional Road 25 is also the main route north to the 401 and south toward Oakville. In rush hour it gets busy, so many Ford residents use Louis St. Laurent Avenue and Bronte Street to reach other routes.
