Harrison townhouse guide

Hawthorne Village and the laneway town

Mattamy Homes developed Harrison as part of its Hawthorne Village communities, and the builder's design approach is everywhere. Many of the homes are three-storey townhomes in a new-urbanist style, with brick fronts facing the street or a park, and attached garages at the back off rear lanes. Alongside them are two-storey detached homes in a traditional colonial style, with columned porches and bay windows.

The neighbourhood was laid out under Milton's Sherwood Survey, the town's second big growth plan, and construction began in the late 2000s. That makes Harrison's townhouses mostly between about 10 and 18 years old, newer than Bristol Survey areas such as Beaty and Clarke, but older than the Boyne neighbourhoods to the south.

For buyers, the laneway town is Harrison's signature. You get a newer freehold townhouse with a clean street front, no driveway in front of the house, and a garage out back.

Living on three floors

A three-storey laneway town lives differently from a two-storey row, and it's worth thinking about before you buy.

  • Stairs. The main living area is often on the second floor, with bedrooms on the third. That suits some households and not others, especially if you're planning for young children or ageing parents.
  • Outdoor space. Many units have a balcony or terrace over the garage rather than a backyard.
  • Parking. Expect a single or double garage off the lane, sometimes with a short parking pad. Street parking can be limited.
  • Lane maintenance. Check whether the lane is a public road maintained by the Town or a private lane under a POTL with a monthly fee.

In exchange, you get more floor space on a smaller lot and a home that looks onto a street or park.

Escarpment views and a central school-and-park core

Harrison sits on the western side of Milton's urban area, and parts of it overlook the Niagara Escarpment to the west. Schools and parks are concentrated in the middle of the neighbourhood, so many townhouses are a short walk from a school yard or playground.

The escarpment parks, including Kelso, Rattlesnake Point, Crawford Lake and Glen Eden, are a short drive away, along with the Bruce Trail. For townhouse owners who have given up a big yard, this is a real advantage.

Getting to Milton GO and the 401

The nearest GO bus or train station is about ten minutes from most of Harrison. Milton GO is the western end of the Milton line, which runs mostly at rush hour now. The province has committed to two-way, all-day service by 2031.

Highway 401 is a short drive north and east. Commuters heading toward Mississauga or Toronto usually take the 401, and the stretch through Milton was widened to ten lanes starting in 2019.

What to look at on a Harrison resale

Most Harrison townhouses are past their initial Tarion warranty period, so you'll be relying on a home inspection. Things to check include the roof and any flat roof sections over terraces, balcony membranes, window seals, the furnace and air conditioner, and the condition of the garage door and lane surface. Ask whether neighbouring units have had any recurring issues, since rows built at the same time often age the same way.

What buyers ask about Harrison

Is Harrison the same as Hawthorne Village?

Harrison is the real estate board's name for the area, which Mattamy marketed as part of its Hawthorne Village communities. You'll see both names on listings.

Are Harrison townhouses freehold?

Most are freehold. Some rows share a private lane under a POTL with a small monthly fee. Check the listing and title.

How old are the townhouses in Harrison?

Construction began in the late 2000s, so most townhouses are roughly 10 to 18 years old.

Do Harrison laneway towns have backyards?

Many don't. Three-storey laneway townhouses usually have a balcony or terrace over the rear garage instead of a yard.
