Named for one of Milton's first families
Coates takes its name from Sarah Coates, wife of Jasper Martin, whose family was among the first to arrive in Milton in 1818. The neighbourhood itself is much newer. Construction began in 2005 as part of the Bristol Survey, Milton's first big growth area.
Coates is bordered by Thompson Road, Main Street, Regional Road 25 and Clark Boulevard. That location puts it closer to Milton's historic downtown than most of the newer subdivisions, and Main Street runs along its northern edge.
The housing is mostly two-storey detached homes with small front lawns and backyards, in a Craftsman style. Townhouses were built among them, mainly freehold two-storey rows.
Walking to Main Street with kids in tow
Coates suits families and first-time buyers who want a freehold townhouse with a yard, close to both newer parks and Milton's older downtown. The trade-off compared with Boyne is age, and compared with Harrison it's fewer three-storey laneway towns.
Being close to the historic downtown is the real difference. Milton's older Main Street has local shops, restaurants and community events, and from Coates many residents can reach it on foot or by a quick bike ride. Few of the newer subdivisions can say the same. Buyers who want a freehold townhouse with a yard but also want some of old Milton's character nearby often end up here.
Freehold rows near the old town
Most Coates townhouses are freehold, with a front garage, a short driveway and a small yard. Because they were built at the same time and by the same builders as the detached homes nearby, they share the same Craftsman details.
Many are now close to 20 years old. Things to check:
- Age of the roof shingles, furnace and air conditioner
- Window seals and patio doors
- Condition of shared fences and the party wall
- Whether any basement unit is registered with the Town
Since each owner on a freehold row maintains their own unit, condition can vary a lot along the same street.
Some Coates rows back onto parks or the linear park system that connects to Cobban and the Boyne neighbourhoods to the south. Those units tend to be popular, since the green space extends what would otherwise be a small yard.
Five parks and a sports park next door
Coates has several neighbourhood parks: Coates Neighbourhood Park North and South, Maquire Park, Burling Park and Winn Park. Milton Community Sports Park, a short drive east, has baseball diamonds, soccer fields, a splash pad and a skatepark.
For townhouse owners, having this many small parks within a short walk is a real benefit.
Main Street, the GO and the 401
Being near Main Street means Coates is closer to Milton's downtown and to Milton GO than most of the newer east-end subdivisions. GO buses also stop at Derry and Thompson Roads, connecting toward Toronto. The Milton line runs mostly at rush hour today, with two-way, all-day service promised by 2031.
By car, Union Station is about 50 minutes away outside rush hour. Highway 401 is a short drive north.
Regional Road 25, on the west side of Coates, is the main route north to the 401 and south toward Oakville, and it carries heavy traffic at peak times. Rows on interior streets are usually quieter than those near the main roads.
