Where New Milton started
When Milton started growing quickly in the early 2000s, Clarke was one of the first places the new subdivisions went. Construction began around 2003 under the Bristol Survey, and the area along Derry Road and Thompson Road South became part of what people called New Milton.
Most of Clarke's housing is two-storey detached homes on good-sized lots with front lawns and backyards, many in a Craftsman style. Townhouses were built alongside them, usually as freehold two-storey rows with front garages and small rear yards.
That makes Clarke one of the older parts of the new Milton, and a good place to see how the first wave of Milton townhouses has aged.
Clarke's townhouses are mostly on interior streets rather than facing the main roads, so many rows look onto other homes or a park rather than heavy traffic. That's one reason they tend to draw steady interest from families who want a quieter block.
Twenty years in: the first big repairs
Many Clarke townhouses are now around 20 years old. That's when the first generation of major maintenance usually arrives.
- Roof shingles. Original roofs from the early 2000s may need replacing. On a freehold row, that's the owner's responsibility.
- Furnace and air conditioner. Original units may be at or near the end of their service life.
- Windows and doors. Seal failures and worn weatherstripping are common at this age.
- Driveway and front steps. Settling and cracking can show up.
None of this is a reason to avoid Clarke. It's a reason to budget for it and to ask the seller what's been done already.
Ask your home inspector to look at the attic as well. Insulation levels and ventilation in early-2000s homes vary, and improving them can make a noticeable difference to comfort and heating bills. Some owners have also upgraded to higher-efficiency furnaces and smart thermostats, which is worth noting when you compare listings.
Clarke Neighbourhood Park and the dog park
Clarke Neighbourhood Park is split into North and South sections, each with soccer fields, a playground and half-basketball courts. A leash-free dog park sits north of them. Schools with their own green space are within walking distance of most homes.
For townhouse owners with small yards, the leash-free park is a big plus.
Derry Road bus or the 401
Highway 401 is a short drive from Clarke, and most residents commute by car. The route to downtown Toronto usually continues on the 427 and the Gardiner, taking about an hour.
GO buses stop on Derry Road at Armstrong Boulevard, with connections toward Toronto. Milton GO is a short drive away for rush-hour trains. Two-way, all-day service on the Milton line is promised by 2031.
Derry Road is also Clarke's main shopping route, with plazas and services along it. For daily errands, most residents drive a few minutes rather than walk.
Clarke compared with Boyne
Buyers often compare Clarke with the newer Boyne neighbourhoods to the south. Boyne townhouses are newer and may still carry warranty coverage. Clarke's are older, but the trees have grown in, the parks and schools are long established, and construction traffic is a thing of the past. If you like a finished neighbourhood and are comfortable budgeting for some maintenance, Clarke is worth a close look.
