Beaty townhouse guide

The first neighbourhood of Milton's boom

When Milton's population started climbing in the early 2000s, Beaty was where it began. Construction started in 2001 as part of the Bristol Survey. The neighbourhood is bordered by Thompson Road to the west, Fourth Line to the east, Louis St. Laurent Avenue to the south and Derry Road to the north.

The housing is a mix of two-storey detached homes, rowhouses and duplexes, with no apartment buildings. Townhouses are mostly freehold two-storey rows with front garages and small yards.

As the oldest of the new subdivisions, Beaty has the most settled feel of any Bristol neighbourhood, with mature trees and long-established parks and schools.

Duplexes give Beaty a slightly different mix from its Bristol neighbours. Some buyers looking at townhouses also consider a duplex or semi on the same streets, since prices and layouts can overlap. Compare the yard, parking and shared walls carefully, since each type handles them differently.

The Union Gas Trail and the library woods

Beaty Neighbourhood Park sits on both sides of the Union Gas Trail, a pathway through the neighbourhood, with soccer fields, playgrounds and baseball diamonds. The largest forested area, with a trail, is behind the Milton Public Library on Fourth Line.

For townhouse owners, the trail is a big part of daily life. It connects homes to parks and schools without walking along busy roads.

The library branch on Fourth Line is a local hub, and the woods behind it are one of the few forested areas in east Milton. Shopping plazas along Derry Road and Thompson Road cover most daily needs within a short drive.

Twenty-five years of wear on early rows

Beaty's townhouses are now among the older ones in new Milton, many approaching 25 years. That's when buyers need to look closely at the big-ticket items.

  • Roof. Original roofs are likely at the end of their life if not already replaced.
  • Furnace and air conditioner. Many original units have been replaced. Ask for dates.
  • Windows. Look for fogging between panes and worn seals.
  • Basement. Check for moisture, and whether any finished basement or second unit was permitted.

A row where the owner has kept up with these items can be a sound buy. One that hasn't will need budget.

GO bus on Derry, 401 to the north

A GO bus runs along Derry Road toward Toronto, though the trip to Union Station takes nearly two hours by transit. Milton GO station is a short drive west for rush-hour trains, and two-way, all-day service on the Milton line is promised by 2031.

By car, Highway 401 is a short drive north. The drive to downtown Toronto takes about 50 minutes outside rush hour via Trafalgar Road, the 401, the 427 and the Gardiner.

Fourth Line and Thompson Road are the main north-south routes. At rush hour, the approaches to the 401 interchanges get busy, so it's worth timing the drive from a specific townhouse before you commit.

Beaty for value-minded families

Beaty suits families and first-time buyers who want a freehold townhouse in a finished neighbourhood, and who are comfortable budgeting for maintenance. Compared with Boyne's newer rows, Beaty's are older, but they come with mature trees and long-established parks and schools.
