West Woodbridge sits between Highway 427 and the Humber River, north of Highway 7, and most of it was built in the decades after the 1950s. Townhouses are a minority here, so they tend to be older condo complexes or infill rows tucked among detached streets.

Postwar Woodbridge, west of the river
Woodbridge was an independent village until it was amalgamated with Vaughan in 1971. Its biggest residential growth came after the postwar boom of the 1950s, and West Woodbridge, bounded by Highway 427, Highway 7, the Humber River and Elder Mills to the north, was filled in during that period and the decades after.
The housing is mostly two-storey detached homes on generous lots, often with double driveways and stone or brick fronts, plus some bungalows and apartments. Townhouses are a smaller share. When they come up, they're usually in condo complexes set back from arterials such as Highway 7 and Highway 27, or in small infill projects on former single-family lots.
The area's industrial history goes back further. Abell Agricultural Works, set up in 1862, was the first large industry in Woodbridge.
The Humber, Hurricane Hazel and floodplain checks
Any townhouse buyer in West Woodbridge should know this. In 1954, Hurricane Hazel flooded Woodbridge badly, and floodplain zoning and flood-control work followed. That's why the Humber valley through Woodbridge is mostly parkland today.
Most townhouse complexes are well away from the river, but some aren't. Before you firm up:
- Check the Toronto and Region Conservation Authority's regulated area mapping for the address.
- Ask the condo corporation or seller about any past water in basements or garages.
- Confirm your home insurance quote covers overland flooding, and what it costs.
It takes a few minutes and avoids a nasty surprise at insurance time.
Infill rows on former single-family lots
Some of the newest townhouses in West Woodbridge come from infill. As older lots along major roads have been assembled and redeveloped, builders have added small blocks of townhouses, often three storeys with garages below and terraces above. These projects are usually condo or common-element condo, with a shared driveway and a small fee.
Infill townhouses have advantages: new construction in an established neighbourhood, with mature trees, finished parks and existing schools. But check the details carefully. Lots can be narrow, rear yards small, and parking for visitors limited. Ask how snow clearing and garbage collection work on the shared laneway, and look at how the block sits against the older homes beside it.
Mapes Park, Claireville and the Woodbridge Sports Dome
West Woodbridge has strong recreation for a mostly detached neighbourhood. Mapes Park has a playground, basketball court and tennis courts. Vaughan Grove Sports Park is close by with diamonds and a running track. The Father Ermanno Bulfon Community Centre has a pool and outdoor rink, and the Woodbridge Sports Dome handles winter field sports.
West of Highway 427, the Claireville Conservation Area has trails and lookouts along the Humber's west branch. Canada's Wonderland and the McMichael Canadian Art Collection in Kleinburg are both a short drive north.
A Highway 427 neighbourhood
The 427 forms the western edge of West Woodbridge, and that's how most residents commute. It runs south to the 401 and the airport, and since 2021 it also runs north to Major Mackenzie Drive. Highway 7 connects east to the 400 and the VMC.
Transit is less direct. The usual route is a bus east on Highway 7 to the subway. If you depend on transit, look for a townhouse within walking distance of Highway 7 rather than deep inside the neighbourhood.
What buyers ask about West Woodbridge
Why are there so few townhouses in West Woodbridge?
The area was built mainly as a detached-home neighbourhood after the 1950s. Townhouses are limited to a handful of condo complexes and infill projects, so listings are less frequent than in Vellore or Patterson.
Do I need to worry about flooding in West Woodbridge?
It depends on the address. The Humber River flooded Woodbridge during Hurricane Hazel in 1954, and parts of the valley are regulated today. Check the conservation authority mapping and your insurance quote for any home near the river.
How do West Woodbridge residents get to the subway?
Usually by bus east along Highway 7 to the Line 1 subway, or by driving to Vaughan Metropolitan Centre station.
