The old village and the new subdivisions
Kleinburg began when John Nicholas Klein built a flour mill on the Humber's west branch in 1847. A settlement grew around it, sitting between two forested branches of the river valley. The commercial strip along Islington Avenue is part of the Kleinburg-Nashville Heritage Conservation District, which offers some protection from redevelopment. Its oldest building dates to 1867.
The village itself has very few townhouses. Suburban growth started south of the village in the 1960s, and the biggest change came in the early 2010s, when the New Kleinburg area, once called Nashville Heights, began building west of the village.
Those newer subdivisions are where most Kleinburg townhouses are. They're usually freehold two- and three-storey rows built alongside detached homes, and they're among the newer resale townhouses in Vaughan.
New-build questions for a young subdivision
Many Kleinburg townhouses are only a few years old, and some buyers are the second owners. That brings a different checklist from older parts of Vaughan:
- Tarion warranty. Ontario's new-home warranty has one-, two- and seven-year coverage periods. Find out which are still in effect and whether the seller has filed any claims.
- Grading and fencing. In newer subdivisions, final grading, sod and fencing are sometimes still being finished.
- POTL fees. Some rows are on parcels of tied land that share a private road or landscaping.
- Construction nearby. Active building sites may still be next door.
The upside is a home that won't need major replacements for years.
McMichael, Bindertwine and the Humber trails
Kleinburg's best-known landmark is the McMichael Canadian Art Collection, which focuses on the Group of Seven. Bindertwine Park, the village's largest, sits in the East Humber valley. Trails along the Humber, including the William Granger Greenway, run through the area. The Kortright Centre for Conservation is southwest of the village.
Every year the Binder Twine Festival brings tens of thousands of visitors to the village. It dates back to 1890, when a local merchant gave binder twine to area farmers. Living in a newer subdivision means you get all of this a short drive or walk away, without the parking pressure on the main street.
Which buyers a Kleinburg townhouse suits
Kleinburg's townhouses appeal most to buyers who want the village setting and newer construction at once. Families moving up from a condo often choose a Kleinburg row for the space and the newer schools in the surrounding subdivisions. Commuters who drive the 427 and 407 corridors find the location workable now that the highway extension is open.
It's a harder fit for buyers who rely on transit or want to walk everywhere. The village main street is charming but small, and most errands mean driving to Woodbridge or Vaughan Mills. If you need a daily train, Maple or Patterson will serve you better.
The 427 brought Kleinburg closer
For years Kleinburg's main drawback for commuters was the drive. That eased in September 2021, when the Highway 427 extension opened to Major Mackenzie Drive. Townhouses in the newer subdivisions west and south of the village now have quicker access to the 407, 401 and the airport.
Transit options are limited. There's no GO station, and most residents drive to the subway at the VMC or to a Barrie line station. If you commute by transit every day, factor that in.
What buyers ask about Kleinburg
Are there townhouses in Kleinburg village itself?
Very few. The historic village core is protected by a heritage conservation district. Most Kleinburg townhouses are in newer subdivisions to the west and south, built from the 2010s on.
How far is Kleinburg from Highway 427?
The 427 extension ends at Major Mackenzie Drive, south of the village. From most newer Kleinburg subdivisions it's a short drive.
Is a resale Kleinburg townhouse still under Tarion warranty?
It may be, if it's less than seven years old. Warranty coverage transfers to new owners for the remaining period. Ask the seller for the Tarion certificate and any open claims.
Does Kleinburg have a GO station?
No. Residents usually drive to the subway at the Vaughan Metropolitan Centre or to Maple or Rutherford GO on the Barrie line.
