Vaughan Corporate Centre townhouse guide

Townhouses in a downtown that didn't exist ten years ago

In 1998, Vaughan set aside this stretch of Highway 7, from Highway 400 to just east of Jane Street, as a future business and commercial core. For years it was mostly industrial land, big-box stores and parking lots. The subway's arrival in December 2017 turned the plan into a construction site.

By 2022, the city projected that completed, under-construction and approved projects in the VMC would already exceed its 2031 targets for both homes and residents. Transit City, Expo City, North Condos and The Met were among the first towers occupied.

Townhouses are a small but real part of this. Menkes and QuadReal's Mobilio block was planned with several hundred townhouses alongside its apartment units, and other blocks include stacked towns at their base. If you want a brand-new townhouse a short walk from the subway, this is the only place in Vaughan that offers it.

Living in a construction zone

Buying here is a bet on what the district will become. That comes with daily realities:

  • Construction. Cranes, road closures and noise will continue for years as more towers go up.
  • Views and light. A townhouse that looks onto open land today may face a tower later. Ask what's approved on neighbouring blocks.
  • Parking. Most units have underground parking, often one spot. Visitor parking can be tight.
  • Fees. Townhouses in mixed buildings may share costs for amenities such as gyms, concierge and garages, which affects the monthly fee.

The upside is new construction with builder warranty coverage and the area's amenities growing year by year.

Subway, Viva, Züm and the 407

Transit is the reason the VMC exists. Vaughan Metropolitan Centre station is the northern end of Line 1, and Highway 407 station is the next stop south. They're the only two subway stations in York Region.

The SmartVMC bus terminal, opened in 2019 and connected to the station underground, handles York Region Transit routes. Viva Orange runs on the Highway 7 rapidway, and Brampton's Züm 501 connects west. Highway 400 and the 407 are minutes away by car.

For many buyers, that combination is the main reason to choose a VMC townhouse over a larger freehold row farther north.

Renting out a VMC townhouse

Some VMC townhouse buyers plan to rent the unit out, at least at first. The pitch is simple: tenants who want the subway and Highway 7 rapid buses have very few townhouse options in Vaughan.

A few things to check before you count on it:

  • Read the condo declaration and rules for any limits on leasing or short-term rentals.
  • Confirm how parking and lockers are assigned, since tenants will ask.
  • Factor in the monthly fee, property tax and insurance when you run your own numbers.
  • Remember that more units are coming, which means more competing rentals.

Checking a new VMC townhouse

If you're buying from a builder, have a lawyer review the agreement of purchase and sale, including any adjustments at closing and the occupancy period. If you're buying a resale unit in a completed block, read the status certificate and the condo's budget, especially if it's a young corporation still building its reserve fund.

Confirm whether your unit's fee covers shared amenities, and how parking and lockers are assigned. Those details vary a lot between blocks.

What buyers ask about Vaughan Corporate Centre

Is the Vaughan Corporate Centre the same as the VMC?

Yes. The Vaughan Corporate Centre was the original name for the area the city now plans as the Vaughan Metropolitan Centre, along Highway 7 from Highway 400 to just east of Jane Street. Some listing systems still use the older name.

Are there freehold townhouses in the VMC?

Rarely. Townhouses here are built into larger condo blocks, so they're almost always condo or stacked condo units with a monthly fee.

How far is a VMC townhouse from the subway?

That depends on the block, but the district is built around Vaughan Metropolitan Centre station, so many townhouses are within walking distance of Line 1.

Will there be more construction near my townhouse in the VMC?

Very likely. Many blocks are approved or proposed for more towers. Check the City of Vaughan's development information for the blocks around any unit you're considering.
