East Woodbridge townhouse guide

Next door to Vaughan's new downtown

East Woodbridge was farmland for much of the 1800s. Residential growth came after the 1950s, as Woodbridge expanded east from its old village core toward Highway 400.

What's changed recently is what's on its doorstep. The Vaughan Metropolitan Centre, with Line 1 subway service since December 2017, sits just east of the neighbourhood along Highway 7. In a few years, East Woodbridge went from a place where you drove to Downsview to one where some residents can reach the subway by a short bus ride or bike.

For townhouse buyers, that matters. The townhouses here are older than the new stock in the VMC, but they're usually larger and often have their own yards, while still being close to the new transit.

Two- and three-bedroom condo towns

Most East Woodbridge homes are detached, but there's a meaningful number of townhomes, usually two or three bedrooms, along with condo apartments. Most of the townhouses are in condo corporations.

In complexes of this age, look at:

  • The reserve fund study and its date. Older complexes should have a recent one.
  • Big-ticket items. Roofs, windows, balconies and parking surfaces are usually covered by the corporation, and their timing affects the fee.
  • Parking. Some older complexes have one assigned spot and limited visitor parking.
  • Rules on rentals and pets. Every corporation's declaration is different.

Townhouses in well-funded older complexes can be some of the better value in Woodbridge. The status certificate is how you tell them apart.

Caboto, Mandarino and Belair Way

East Woodbridge has plenty of neighbourhood parks for its size. Giovanni Caboto Park, Rose Mandarino Park and Belair Way Park all have sports facilities. The Kortright Centre for Conservation, a large natural area to the west, is a short drive away.

Shopping is concentrated in plazas along Highway 7 and Weston Road, including Woodbridge Square. Vaughan Mills and Canada's Wonderland are a few minutes north along Highway 400.

Who East Woodbridge suits

East Woodbridge works well for buyers who want an established neighbourhood but need to get to the subway or Highway 400 quickly. Commuters headed downtown can reach Line 1 at the VMC. Those working along the 400 and 407 corridors have short drives.

First-time buyers often look here because older condo townhouses can offer more interior space than a new stacked unit in the VMC, with their own front door and sometimes a small yard. Downsizers from larger Woodbridge homes may like being able to stay in the area with less to maintain, since the condo corporation looks after the exterior.

Families who want a newer freehold row with a garage may find more choice farther north, in Vellore or Patterson.

Commuting from East Woodbridge

Highway 400 is the main route for most residents, and the 407 runs just south. Maple and Rutherford GO stations on the Barrie line are across the 400 to the northeast. GO buses also serve a park-and-ride at Major Mackenzie Drive and Highway 400.

The biggest change is the subway at the VMC. If transit is a priority, focus on townhouses closest to Highway 7, where buses to the station are frequent.

Driving is still the default for most trips outside the city. Highway 7 and Weston Road both carry heavy traffic at rush hour, so a townhouse on a side street with quick access to one of them can save real time compared with one that has to cross several busy intersections first.

What buyers ask about East Woodbridge

How close is East Woodbridge to the Vaughan subway?

Very close. Vaughan Metropolitan Centre station, opened in 2017, is just east of the neighbourhood along Highway 7. Many residents reach it by a short bus ride.

Are East Woodbridge townhouses mostly condos?

Most are in condo corporations, typically with two or three bedrooms. Freehold rows exist but are less common than in newer areas such as Vellore or Patterson.

What's the difference between East and West Woodbridge for townhouse buyers?

East Woodbridge is closer to Highway 400 and the VMC subway, while West Woodbridge sits along Highway 427 and the Humber. Both have mostly older condo townhouses rather than new freehold rows.

Is there a GO station in East Woodbridge?

No, but Maple and Rutherford GO stations on the Barrie line are a short drive across Highway 400, and GO buses use a park-and-ride at Major Mackenzie Drive and Highway 400.
