Townhouses For Sale in Woodland Hill, Newmarket

Woodland Hill is Newmarket's north end west of Yonge, entered at Aspenwood Drive. It was farmland in King Township until 1971 and was built out from the late 1990s through the 2000s, so its townhouses are newer than the town average, mostly brick, and close to big-box shopping and the Environmental Park.

Buying a townhouse in Newmarket

Newmarket is a town in York Region on Yonge Street and Davis Drive, with a GO station, the regional hospital and a historic Main Street. Townhouses include many older condo townhouse complexes near the Yonge and Davis corridors and freehold rows in Summerhill Estates, Woodland Hill and other newer neighbourhoods.

There are 64 townhouses for sale in Newmarket right now, priced from $490,000 to $1,199,000. Half are listed under $778,000. By style, that is 29 2-storey townhouses, 24 3-storey townhouses, 9 stacked townhouses, 2 bungalow townhouses.

The typical monthly fee on townhouses listed in Newmarket today is about $310. Fees depend on the size of the home, the age of the complex and what is covered, which is often the roof, windows, landscaping and snow clearing. Freehold townhouses have no monthly condo fee.

If you are buying a condo townhouse, have a lawyer review the status certificate before your offer goes firm. It shows the reserve fund, the rules and any special assessments on the way. A townhouse specialist can pull recent sales on the same street or in the same complex so you know what a fair price looks like.

Woodland Hill townhouse guide

A late-1990s subdivision on former King Township land

When York Region was formed in 1971, Newmarket's boundaries expanded to take in this land from King Township. It stayed largely rural until the late 1990s, when the first subdivisions were built. Construction carried on through the 2000s and into more recent infill.

The housing is consistent: brick, two storeys, attached or built-in garages. Detached and semi-detached homes dominate, but townhouses are spread through the area in rows and small complexes. Because the stock is from roughly the same era, buyers can compare units easily and get a sense of when common repairs will come due.

Newer townhouse proposals have appeared at the edges, including a plan for more than a hundred townhouses beside the Environmental Park. Check the town's planning applications for the status of anything near a unit you are considering.

The neighbourhood's townhouse rows were generally built by the same builders that did the detached streets around them, so the materials and finishes are similar. Expect vinyl or wood-frame windows from the original build, asphalt shingles, forced-air gas heating and central air in most units. Basements are usually unfinished or partly finished, which gives owners room to add living space.

Labyrinth Park, the Environmental Park and the Dave Kerwin Trail

Woodland Hill Labyrinth Park runs through the middle of the neighbourhood, with trails, a playground and picnic areas. The Environmental Park is a woodlot and wetland with a nature trail, an amphitheatre and play equipment. The Dave Kerwin Trail links the area to wider routes through town.

That network is one of the main reasons families choose Woodland Hill. Units backing onto the parks get green views but can sit next to regulated land, so check limits on fences and decks.

Big-box shopping on Yonge, the GO a drive away

The Woodland Hill plaza along Yonge Street has a Walmart Supercentre, a Home Depot and many restaurants, and Upper Canada Mall is a short drive south. For everyday errands, this is one of the most convenient parts of Newmarket.

Transit is moderate. Buses run on Yonge, and the Newmarket Bus Terminal and Newmarket GO are a short drive south. East Gwillimbury GO, north of town, is another option for Barrie line trains. Highway 404 is reached via Green Lane or Davis Drive.

What to check on a Woodland Hill town

  • The age of the roof and windows on units from the late 1990s and early 2000s, which are approaching their first major replacement.
  • Tenure: plain freehold, POTL or full condo, and the breakdown of any monthly charge.
  • How close the unit is to the Yonge Street plaza. Being near is convenient, but loading and traffic can be noisy.
  • Any approved or proposed development on nearby vacant land.

Buyers moving up from a condo apartment and young families looking for a newer freehold often end up in Woodland Hill. Investors also like it for the steady demand from tenants working in north Newmarket and East Gwillimbury.

Resale units here tend to be compared on condition, since the stock is so similar. A town with a recent roof, updated kitchen and finished basement will usually stand out from one with original finishes on the same street.
