Buying a townhouse in Newmarket

Newmarket is a town in York Region on Yonge Street and Davis Drive, with a GO station, the regional hospital and a historic Main Street. There are 64 townhouses for sale in Newmarket right now, priced from $490,000 to $1,199,000. Half are listed under $778,000. By style, that is 29 2-storey townhouses, 24 3-storey townhouses, 9 stacked townhouses, 2 bungalow townhouses.

The typical monthly fee on townhouses listed in Newmarket today is about $310. Fees depend on the size of the home, the age of the complex and what is covered, which is often the roof, windows, landscaping and snow clearing. Freehold townhouses have no monthly condo fee.

If you are buying a condo townhouse, have a lawyer review the status certificate before your offer goes firm. It shows the reserve fund, the rules and any special assessments on the way. A townhouse specialist can pull recent sales on the same street or in the same complex so you know what a fair price looks like.

Summerhill Estates townhouse guide

North built in the 1990s, south still filling in

Summerhill North dates from the 1990s, and its towns are typical of that decade: two-storey brick rows with a single garage at the front, a modest backyard and a full basement. Summerhill South has seen more recent construction, so newer towns with updated layouts are mixed in there.

The neighbourhood was not built as a townhouse district. Towns appear in rows on some streets and as short blocks between semi-detached and detached homes on others. That gives buyers the chance to live on a mostly detached street while paying townhouse prices.

Freehold is common here, with no monthly fee. There are also some POTL and condominium towns, especially in later phases, where a shared private road or visitor parking area is maintained by a small corporation.

The street layout favours crescents and cul-de-sacs rather than through roads, which keeps most towns away from heavy traffic. Parks are spread through the neighbourhood, so most units are a short walk from a playground or sports field. That pattern is a large part of why the area appeals to young families.

Because Summerhill North and South were built at different times, two towns with similar floor plans can be a decade or more apart in age. Ask for the year built on every listing rather than assuming.

Mulock Farm and the Summerhill Centre

Mulock Farm, built in the 1880s by Sir William Mulock, sits on the neighbourhood's edge and is one of Newmarket's best-known historic properties. Its grounds give the area a link to the town's past and a green buffer along Mulock Drive and Yonge.

The Summerhill Centre plaza covers everyday needs, with a pharmacy, dental clinic and fitness centre. Larger shopping is on Yonge Street to the east and at Upper Canada Mall at Yonge and Davis.

Commuting from the southwest corner

Yonge Street on the east edge carries Viva Blue rapid transit and York Region Transit buses. Heading north, the Eagle Street terminal is only minutes away by car. Bathurst gives a direct route south through King and into Vaughan.

Aurora GO is a short drive south, and some residents use it instead of Newmarket GO depending on parking and train times. Highway 404 is a longer drive east along Mulock or Davis, so this is a better side of town for Bathurst and Yonge commuters than for 404 drivers.

Mulock Drive, along the northern side, is the main east-west route out of the neighbourhood.

Practical checks for Summerhill towns

  • On a 1990s row, ask about roof age, windows and the original furnace and air conditioner.
  • Check whether a south-phase unit is still under Tarion warranty and whether there are open items.
  • Look at parking. Many towns park a single car inside, with room for another in front.
  • For POTL or condo towns, read the fee breakdown and any rules on rentals, pets and exterior changes.

First-time buyers like Summerhill because they can find an affordable freehold town without being on a busy road. Growing families value the parks and the quiet crescents, and downsizers sometimes choose a newer POTL unit with less exterior maintenance.

What buyers ask about Summerhill Estates

Is Summerhill Estates mostly freehold townhouses?

Many towns here are freehold with no monthly fee, but there are POTL and condominium units as well, mainly in newer phases. Check each listing's fee and tenure.

How close is Summerhill Estates to Viva on Yonge Street?

The neighbourhood's eastern edge is Yonge Street, where Viva Blue and York Region Transit run, so many units are a short walk from a stop.

What is Mulock Farm?

It is a historic property built in the 1880s by Sir William Mulock, next to the neighbourhood along Mulock Drive and Yonge Street.
