Buying a townhouse in Newmarket

Newmarket is a town in York Region on Yonge Street and Davis Drive, with a GO station, the regional hospital and a historic Main Street. If you are buying a condo townhouse, have a lawyer review the status certificate before your offer goes firm. It shows the reserve fund, the rules and any special assessments on the way. A townhouse specialist can pull recent sales on the same street or in the same complex so you know what a fair price looks like.

Stonehaven-Wyndham townhouse guide

Three subdivisions, three decades

Stonehaven came first, in the 1990s, on hilly ground with large homes in Tudor, colonial, Georgian and Victorian-revival styles. Wyndham followed in the 2000s, and Copper Hills, with its French Provincial look, came in the 2010s. Kingdale's estate homes sit in the northeast part of the area.

Townhouses are a smaller share here than in other parts of Newmarket, and they are concentrated near Tapestry Lane along with condo units. That concentration means most towns in the neighbourhood share an era, a builder and a style, which helps when comparing listings.

Streets in parts of the neighbourhood are named after racehorses, a nod to the area's past.

Next to Highway 404 and the Magna Centre

For drivers, Stonehaven-Wyndham is well placed. Highway 404 forms its eastern edge, with interchanges at Mulock Drive and St. John's Sideroad nearby, so trips south toward Markham and Toronto start quickly.

The Magna Centre on Mulock Drive has arenas, pools and a library branch, and Art Ferguson Park and Rene Bray Park give the area green space. Bayview Avenue has shops and services, and Upper Canada Mall is a short drive west.

Transit is less convenient. Buses run on Mulock and Bayview, but the GO stations and the Newmarket Bus Terminal are a drive away.

The rolling ground that gives Stonehaven its character also affects some units. Towns on a slope may have walkout basements, which add usable space and light, but can also need closer attention to drainage and grading around the foundation. Ask about any water in the basement history and look at how the lot drains in heavy rain.

Winter is another factor on the hillier streets. Driveways that slope toward the garage need regular clearing, and some POTL corporations arrange snow removal on shared lanes, which is worth asking about.

Where a town here sits in the market

Because the neighbourhood is mostly large detached homes, a townhouse here gives buyers a way into a sought-after part of Newmarket at a lower price point than a detached house on the next street. The trade-off is limited supply: towns near Tapestry Lane do not come up often.

Families who want a newer house close to the 404 and the Magna Centre are the most common buyers. Downsizers from larger homes in the area also look here, often preferring a condo town for the reduced maintenance.

Before buying a Stonehaven-Wyndham town

  • Confirm whether the unit is freehold, POTL or condominium, and what any monthly fee includes.
  • For 2000s-era units, check roof and window age, and when furnaces and air conditioners were last replaced.
  • Ask about the reserve fund study in condo towns and any planned work on roads, roofs or exteriors.
  • Check sound levels for units near Highway 404 or Mulock Drive.

Units built for Copper Hills in the 2010s may still have part of their Tarion warranty left. Ask for the possession date and any filed deficiency forms. For older Stonehaven-era units, budget for windows and roofs in the near term, since many are approaching or past 25 years.
