South Unionville Avenue's townhouse rows
The newer South Unionville section went up quickly, with construction starting in 2000 and mostly finished by 2003. It was planned as a mixed-income community. Townhouses run mainly along South Unionville Avenue, semi-detached homes sit to the south of that street, and detached homes line the other residential lanes. A condominium complex sits at the west end. North of that is the older Village Green area, closer to Highway 7.
That layout makes this one of the easier parts of Markham to understand as a townhouse buyer. Most of the towns are of a similar age and style, with freehold rows on a single main street.
Ponds and parks between the 407 and Highway 7
Parks are a strong point here. South Unionville Pond park sits at the centre of the community, with a circular path, benches, groves and a bridge. Bianca Park in the southwest is a large field with a playground. A park south of Unionville Meadows Public School has a splash pad, walkway and soccer fields. A newer park that opened in 2014 added a basketball court, splash pad, two playgrounds, a climbing feature and a cycling and roller skating course. Avoca Park serves the older northern section.
For families moving up from a condo, that density of parks within a short walk is the main draw.
The pond and the larger parks also give the community a clear centre, which helps on a practical level: kids can get to a playground or splash pad without crossing a major road from most of the townhouse rows.
Next to Downtown Markham and the Stouffville line
Highway 7 forms the northern edge, so Downtown Markham, with its shops, restaurants and York University's Markham campus, is close by. Viva buses along Highway 7 connect west to Richmond Hill Centre and the TTC.
Unionville and Centennial GO stations on the Stouffville line are a short drive. Highway 407 runs along the southern edge, and the 404 is a short drive west, which makes car commuting relatively easy.
The flip side of being between two highways is noise. Units backing onto the 407 corridor or Highway 7 can hear traffic, so visit at rush hour before you commit.
Checks for a 2000s freehold town here
Most townhouses in the South Unionville section are now more than 20 years old. That's the age when several big items come due at once.
- Roof shingles. Ask whether they've been replaced or when they were last inspected.
- Furnace and air conditioner. Original equipment from the early 2000s is near or past typical service life.
- Windows and doors. Look for fogged sealed units and drafts.
- Hot water tank. Find out whether it's owned or rented and how old it is.
- Shared walls. Check for sound transfer and cracking between units.
For units in the condominium complex at the west end, the usual status certificate review applies, including the reserve fund study and fee inclusions.
Schools are run by the York Region District School Board and the York Catholic District School Board. Confirm catchment with each board's locator for the exact address.
Supply here is smaller than in the larger communities further north. Watch the live data on this page, and compare against Unionville to the north and Cornell to the east if you need more choice.
