Unionville townhouse guide

Main Street heritage meets the Highway 7 core

Unionville is one of the six major communities that make up Markham, and its name covers a lot of ground. At one end is the old village on Main Street Unionville, with heritage buildings, shops and restaurants and Toogood Pond just north. At the other is Downtown Markham along Highway 7, where York University's Markham campus opened in September 2024 among newer towers, offices and townhouses.

Townhouses here come in a few forms. There are established condominium complexes from Markham's earlier growth years, set among detached streets. There are freehold rows on the newer streets. And around Downtown Markham there are denser urban towns, some stacked, built more recently close to Viva and the GO line.

Because the stock varies this much, two Unionville listings with similar prices can be very different purchases. Start by noting the year built and the ownership type on every listing.

Toogood Pond and the trails along the Rouge River near the old village are a big part of why people want to live on the Main Street side. Near Highway 7, the draw is different: restaurants, the campus and transit within walking distance.

LayoutTwo or three storeys with a basement and yardThree or four storeys, often a terrace instead of a yard
Main checkReserve fund, roofs, windowsCorporation budget, builder warranty items
Getting aroundQuiet streets, mostly by carWalkable to Viva, GO and the downtown core

Downsizers who want fewer stairs tend to favour the older complexes. Young professionals and investors tend to favour the newer towns near the core.

Unionville GO and the Viva rapidway

Unionville GO station on the Stouffville line serves the area, and Centennial GO is a short drive east. Trains run to Union Station, and frequency depends on the time of day, so check the current GO schedule for your hours.

Viva buses run along Highway 7 in dedicated rapidway lanes, connecting west to Richmond Hill Centre and the TTC. Highway 404 and Highway 407 are both a short drive, which makes Unionville one of the easier parts of Markham to commute from by car as well.

The Yonge North Subway Extension will end several kilometres west near Highway 7 when it opens, which will make the Viva connection more useful over time.

Questions a Unionville buyer should ask

  • Is the unit inside the heritage district? Properties in Markham's heritage conservation districts can face extra rules on exterior changes. Check with the City of Markham if you're near Main Street.
  • What does the fee cover? In older complexes, fees often include exterior maintenance, insurance for common elements, landscaping and snow removal. In newer ones, they may also cover underground parking and shared amenities.
  • What is being built nearby? Downtown Markham is still growing. Look at the City of Markham's development applications for sites around any unit near the core.
  • Which school catchment? Confirm with the York Region District School Board and York Catholic District School Board for the exact address.

Unionville's supply is spread across very different products, so filter carefully by style and ownership type to see what is actually available on this page week to week.
