Greensborough townhouse guide

Built after Donald Cousens Parkway opened

Greensborough was farmland until recently. Most of its current development started after Donald Cousens Parkway was completed in 2005, and parts of the northern end were still under construction in 2025. That makes it one of the younger communities in Markham, and its townhouses reflect it: mostly freehold two- and three-storey units, some with rear lanes, others with front garages.

The plan follows a smart growth model, mixing low- and medium-density housing with some low-density commercial space and a lot of parkland. Forest lots and part of the northern Rouge watershed run through the community, and Swan Lake Park sits in the south-central area.

For a family, that combination of newer housing, parks and a GO station on the edge is the main draw.

A short walk to Mount Joy GO

Mount Joy GO station sits at Bur Oak Avenue and Markham Road on Greensborough's western edge. The Stouffville line runs to Union Station, and the station also has GO bus service. For a downtown commuter, a Greensborough home within walking distance of Mount Joy can make a car-free commute realistic.

The Mount Joy Community Centre, with an indoor soccer dome and an arena, sits on the Greensborough side of Markham Road. Markham Road's commercial strip covers daily shopping.

By car, Highway 407 is reached via Donald Cousens Parkway or Markham Road to the south. The trip is longer than from communities closer to the 404, so drivers working west of Yonge should test the commute at rush hour.

Buying in a community that's still being finished

Because the north end of Greensborough was still being built recently, buyers can be looking at resale homes on one street and new construction a few blocks away. Each has its own checklist.

  • Resale, about 10 to 20 years old. Ask about the age of the roof shingles, furnace, air conditioner and hot water tank (owned or rented). Check whether the basement is finished and, if so, whether it was done with permits.
  • Newer or new construction. Confirm what Tarion warranty coverage remains and whether there are open deficiency claims. Ask the builder or seller about remaining construction nearby.
  • Parcel of tied land projects. Some newer developments use a common elements corporation for shared roads or amenities. Review the status certificate.
  • Schools. In growing areas, students are sometimes placed in holding schools until new ones open. Check with the York Region District School Board and the York Catholic District School Board.

Greensborough next to Wismer and Cornell

Greensborough sits between Wismer to the west, across Markham Road, and Cornell to the east, across Ninth Line. Families often look at all three. Wismer shares the Mount Joy GO station and has a similar age of housing. Cornell has a more urban, grid-based layout with more rear-lane towns and its own bus terminal.

Greensborough's advantage is a newer stock and a lot of park space. Its trade-off is that the eastern parts are a drive rather than a walk from the station, and that construction around the north end can continue for a while. Use the live supply and days-on-market data on this page to see how the three communities compare at any point.

What buyers ask about Greensborough

How close is Greensborough to Mount Joy GO?

Mount Joy GO station is at Bur Oak Avenue and Markham Road on Greensborough's western edge, so homes on the west side are within walking distance.

Are Greensborough townhouses freehold?

Most are freehold. Some newer projects use a parcel of tied land structure with a small common elements fee, so check the listing's legal description.

Is Greensborough still under construction?

Most of the community is built, but parts of the northern end were still under development in 2025. Check the area around any home for ongoing construction.
