Office park to three-storey towns
Commerce Valley was long known for its office buildings along the 404 corridor. Over the last decade, residential development has filled in parts of it. One example is Times Group's Pavilia Park Towns at South Park Road and Saddlecreek Drive, near Leslie and Highway 7: 134 three-storey townhouses, built in two phases with occupancy around 2018, in a mix of 15-foot units with single garages and 20-foot units with double garages. Condominium towers on and around Gandhi Lane add to the mix.
That gives Commerce Valley a different profile from the rest of Markham. Most townhouses here are recent, three storeys tall, on narrow lots, and close to major roads and offices. They often carry a common elements fee for shared roads and parks even when the unit itself is owned outright.
Langstaff GO and the subway terminus next door
Commerce Valley's location is its main asset. The 404 and 407 meet just to the east, and Highway 7 runs along the north edge. Langstaff GO station and the Richmond Hill Centre bus terminal sit a short distance west near Yonge Street, with Viva service along Highway 7.
The Yonge North Subway Extension is planned to run through this area, with a Bridge station along the rail corridor beneath the Highway 7 and 407 overpasses, connected to Langstaff GO. A tunnel contract was awarded in 2025, and the whole project is expected to take about a decade. For a buyer with a long horizon, Commerce Valley is one of the parts of Markham most directly affected by that line.
Who buys in Commerce Valley
Commuters. With the 404, 407 and Highway 7 at hand, drivers heading downtown, to the airport or across York Region have short highway access. Office workers in the area itself can walk to work.
Young families. The wider 20-foot units with double garages and three or four bedrooms appeal to families who want a newer home without moving to the edge of the city.
Investors. Proximity to offices, Viva and the future subway makes rental demand a common reason to buy here, subject to the corporation's leasing rules.
Before buying a newer Commerce Valley town
- Check the ownership structure. Many units are parcels of tied land with a common elements corporation. Review its status certificate, budget and reserve fund like any condominium.
- Look at warranty coverage. Units from around 2018 are likely past all of Tarion's warranty periods, including the seven-year coverage for major structural defects, so a thorough home inspection matters more than it would on a brand-new unit.
- Count the stairs. Three-storey towns put bedrooms on the top floor and often the kitchen on the second. That suits some buyers more than others.
- Listen for the highway. Units closest to the 404 and 407 can get road noise. Visit during rush hour.
- Check upcoming construction. Subway work and new developments nearby may mean years of construction activity. Look at Metrolinx and City of Markham updates for the area.
The number of townhouses here is smaller than in Cornell or Greensborough, so supply can be thin in a given week. Compare the live data on this page against Doncrest and Langstaff across Highway 7 in Richmond Hill, which share much of the same transit access.
