Townhouses For Sale in Ajax
Ajax started as a wartime munitions town, was planned after the war as a model industrial community, and then grew outward in waves. That history shows in its townhouses, from older condo complexes on private lanes south of Kingston Road to recent freehold rows near Rossland Road, all organized around a 401 that only four streets cross.

Ajax grew in waves, starting with a wartime shell plant
Most Durham towns grew out of a 19th-century main street. Ajax grew out of a factory. During the Second World War, the federal government expropriated farmland for the Defence Industries Limited munitions plant, and its workers lived in a self-contained community on site. The town's name honours HMS Ajax, the British cruiser that fought the Admiral Graf Spee in 1939.
The waves that followed explain where each kind of townhouse sits today:
- Postwar planning. After the plant closed in 1945, the Canada Mortgage and Housing Corporation planned the site as a modern industrial town, with housing subdivisions, commercial centres and industrial land. Ajax became a town in 1954.
- Regional expansion. When Durham Region formed in 1974, Ajax absorbed Pickering Village, Pickering Beach and Audley, adding older settlements to the planned core.
- 1970s and early 1980s. Subdivisions filled central Ajax, upscale housing went in along Lake Driveway, and growth jumped north of Highway 2 with neighbourhoods such as Westney Heights and Millers Creek.
- Recent decades. The north and east filled in with newer subdivisions, including freehold towns, and Pat Bayly Square opened downtown in 2018.
A townhouse's location usually tells you which wave it belongs to, and therefore what it's likely to need.
Only four roads cross the 401 in Ajax
Highway 401 cuts Ajax in half, and only four streets cross it north to south: Church Street, Westney Road, Harwood Avenue and Salem Road. Only Westney and Salem have highway interchanges. That small detail shapes daily life more than most buyers expect.
Ajax GO sits at 100 Westney Road South, with its platforms along the south side of the 401, and a multi-level parking structure added in 2013. Lakeshore East local trains run about every 15 minutes on weekdays and every 30 minutes on weekends. If you live south of the highway, the station is close; if you live north, every trip to the train funnels through one of those four crossings, and Westney gets busy at rush hour.
Salem Road has its own reputation. The 401 narrows to three lanes each way around Salem, and the interchange is a known bottleneck. Buyers on the east side often weigh that against Westney's congestion when choosing which side of town to live on.
Before you buy, drive from the address to Ajax GO, or to the 401 on-ramp you'd use, on a weekday at 7:30 a.m. That one test tells you more about a location than any map.
What an Ajax Lane address does and doesn't tell you
Browse Ajax townhouses and you'll see a lot of streets named Lane: Jenkins Lane, Crabtree Lane, Tompkins Lane and Deeprose Lane in the south-east, Abela Lane by Kingston Road, Cooperage Lane, Coxhead Lane and Coppini Lane among the newer ones.
The name alone won't tell you the ownership type. Many of the older Lane complexes are standard condominium corporations, where the fee covers exteriors, the internal road and the reserve fund. Some newer Lane streets are freehold towns with a parcel of tied land (POTL) fee for a shared private road, which is a much smaller monthly cost and leaves the house itself entirely your responsibility.
So read the listing for the property type and fee, and have your lawyer confirm the structure on title. A standard condo needs a status certificate; a POTL property needs the common elements corporation's documents, which are lighter but still worth reading for upcoming road resurfacing or snow-clearing contracts.
One more Ajax-specific habit worth adopting: when two lane complexes sit side by side, compare their reserve fund studies directly. Complexes built around the same time by the same builder can be in very different financial shape depending on how their boards have managed them, and that difference rarely shows in the photos.
Reaching the 407 from a town without an interchange
Ajax has no 407 interchange of its own. The highway runs to the north through Pickering and Whitby, so Ajax drivers reach it either by heading north to Brock Road in Pickering or east to Highway 412 in Whitby, which links the 401 to the 407 and has been toll-free since spring 2022.
The 407 itself is tolled. For a buyer commuting to York Region, Ajax's north end gives the shortest drive to either option, while south Ajax trades a longer drive to the 407 for being close to the GO station and the lake. If you'll use the 407 most days, add the tolls to your monthly housing budget alongside the mortgage and any fee, because daily tolls add up quickly over a year.
Rapid bus stations coming to Kingston Road in Ajax
The Durham-Scarborough bus rapid transit project is moving buses on Kingston Road into median lanes, and Ajax is among the first sections. Planned Ajax stations include Salem, Harwood, Chapman and Westney. Durham Region scheduled construction from Rotherglen Road to Harwood Avenue for 2025 to 2027, and from Harwood to Wicks Drive for 2025 to 2026.
When it's done, the target is two-way service every five minutes, which would give townhouses near Kingston Road a frequent link west to Pickering and Scarborough and east to Whitby and Oshawa. During construction, expect lane shifts and slower trips along the corridor.
South of Bayly or north of Rossland: matching Ajax to the buyer
- Daily GO commuters usually start south of the 401, in the South East and South West, where the station and the waterfront are close.
- First-time buyers often find the most choice in the older condo complexes south of Kingston Road and in the central neighbourhoods.
- Families wanting newer stock look north, at freehold towns in Northwest Ajax and along Rossland Road in Central East.
- Downsizers tend to look at the waterfront areas for the trail, or near Pickering Village and downtown for walkable shops.
- Investors weigh GO access in the south against the newer construction and lower maintenance of the north.
The lakefront is a real asset for the south side. In 1995, Ajax became the first community on the Great Lakes Waterfront Trail to build a pedestrian-only asphalt path, now the William Parish Waterfront Trail, and much of the shoreline is public parkland after conservation authority purchases in the early 1970s.
Where Ajax still builds new townhouses
Ajax is largely built out compared with Pickering's north, so new townhouse construction comes in smaller pieces. The biggest current concentration is in Central East, along Rossland Road East and Audley Road North, with infill rows elsewhere, such as Coxhead Lane in the north-west and Cooperage Lane in the centre.
Buying new here works like anywhere in Ontario: a Tarion warranty from possession, forms to file at 30 days and at year end, and closing adjustments to read carefully before you sign. A new condo townhouse bought from the builder comes with a 10-day cooling-off period; a new freehold generally doesn't.
If you want something recent but not brand new, a two- to five-year-old resale in one of these pockets avoids the wait and lets you see the finished street before you commit.
Ajax versus Pickering on the same budget
Buyers shopping Ajax almost always look at Pickering as well. Pickering has the newer Seaton and Duffin Heights supply and a GO station bridged directly to its downtown; Ajax has a more settled mix, a GO station with a large parking structure, and a long public waterfront.
The difference often comes down to stock and timing. If you want brand-new construction, Pickering's north has more of it right now. If you want an established street with mature trees and the train nearby, south Ajax often has more choice. Compare the specific complexes, fee histories and commutes rather than the city names.
What buyers ask about Ajax
Which roads cross the 401 in Ajax?
Only four: Church Street, Westney Road, Harwood Avenue and Salem Road. Westney and Salem are the only ones with 401 interchanges.
Where is Ajax GO Station?
Ajax GO is at 100 Westney Road South, with platforms along the south side of the 401 and a multi-level parking structure opened in 2013.
Is an Ajax townhouse on a Lane always a condo?
No. Many older Lane complexes are standard condominiums, but some newer Lane streets are freehold towns with a POTL fee for a shared road. Check the listing and title.
How do Ajax drivers reach the 407 without tolls?
You can't use the 407 without tolls, but Highway 412 in Whitby, which connects the 401 to the 407, has been toll-free since 2022. Brock Road in Pickering is the other main route north.
What is Pickering Village in Ajax?
Pickering Village was the township's main population centre in the early 1800s and became part of Ajax in 1974. It sits along Kingston Road in west-central Ajax.
Which school boards serve Ajax?
Ajax is served by the Durham District School Board and the Durham Catholic District School Board, with French-language boards also operating in Durham. Check the board locators for the exact address.
