For the 401 and the train, Westney Road runs south to the Westney interchange and to Ajax GO, on the south side of the highway. At rush hour, Westney carries a lot of traffic, so time the trip before you buy. Kingston Road to the south is getting a bus rapid transit line with a planned Westney station.

Northwest Ajax suits families looking for a freehold town with a yard on a quiet street, commuters who drive north or west, and buyers who want established parks and schools without the age of the older south-end complexes.

Investors find steady demand from families renting long term. For anyone planning a basement apartment, confirm with the Town of Ajax whether a second unit is permitted and what's required to register it before you count on rental income.

Northwest Ajax or Pickering's Duffin Heights?

Buyers looking at Northwest Ajax often compare it with Duffin Heights, just across the border in Pickering. Duffin Heights is newer and denser, with more stacked and condo towns and quick access north on Brock Road. Northwest Ajax is more established, with mostly freehold rows on settled streets and mature trees.

If you want newer construction and the shortest drive to the 407, Duffin Heights may fit better. If you prefer a quieter, finished neighbourhood and a freehold without a condo fee, Northwest Ajax often comes out ahead. Drive both at rush hour before choosing, and compare the full monthly cost of each, since a condo fee in Duffin Heights can offset a lower price.
