Central West townhouse guide

Pickering Village, older than Ajax itself

Pickering Village was the main population centre of Pickering Township in the first half of the 19th century. Kingston Road, built in 1799, brought settlers, and Quaker families arrived in 1807 and built mills on Duffins Creek.

The village joined Ajax in 1974, when Durham Region formed. Today its stretch of Kingston Road still has a different feel from the rest of Ajax: older buildings, a main-street scale, and housing that grew around a settlement rather than a planned subdivision.

Kingston Road complexes and the Chapman corner

Central West's townhouse supply includes condo complexes along Kingston Road West, such as the Abela Lane townhouses near Chapman Drive, as well as older attached homes near the village and condo buildings around Westney Road North.

Townhouses directly on Kingston Road come with trade-offs. You get transit and shops on your doorstep, along with traffic, noise and, for the next few years, bus rapid transit construction. Units set back from the road on internal lanes are usually quieter.

As with any condo complex, ask your lawyer to review the status certificate. Look for upcoming roof, window and paving projects in the reserve fund study, and check whether the complex has had any recent special assessments.

Living on the Kingston Road rapid bus corridor

The Durham-Scarborough bus rapid transit project includes planned Chapman and Westney stations in Central West, with the Rotherglen Road to Harwood Avenue section scheduled for construction between 2025 and 2027.

Once it's finished, buses are planned every five minutes in dedicated median lanes, which could make Central West one of the best-connected parts of Ajax for transit riders heading to Pickering, Scarborough or east to Oshawa. During construction, expect lane changes, detours and slower trips along the road. If you're buying a unit with direct access onto Kingston Road, ask how driveways and complex entrances will work during the work.

Duffins Creek and the west side's green edge

Duffins Creek runs along the west side of Ajax, and the Duffins Creek and Carruthers Creek watersheds are where Indigenous peoples were active for thousands of years before European settlement. Today the creek valley gives Central West a green edge with trails.

Properties near the valley may fall within a conservation authority regulated area. If a townhouse backs onto the creek corridor, check whether any future decks or outdoor work would need a permit, and look for signs of grading or drainage issues, such as pooling water near the foundation or a damp basement after rain.

Who chooses Central West Ajax

Central West suits buyers who want Ajax's most historic streets, walkable shops on Kingston Road, and good transit, now and once the rapid bus line opens. It also suits downsizers who want main-street character without leaving Ajax.

Daily GO commuters will find Ajax GO a short drive south via Westney Road. Families looking for newer freehold rows usually look north or east instead. For investors, the future rapid bus stations at Chapman and Westney may eventually make units near them more appealing to tenants who don't drive. Pickering Village's main-street businesses and the creek trails add to the case for buyers who'd rather walk than drive for everyday errands.

What buyers ask about Central West

Is Pickering Village part of Ajax or Pickering?

It's part of Ajax. Pickering Village was a separate settlement that joined Ajax in 1974, when Durham Region was created.

Will the Kingston Road bus rapid transit affect Central West townhouses?

Yes. Planned Chapman and Westney stations are in the area, and construction between Rotherglen Road and Harwood Avenue was scheduled for 2025 to 2027.

Are townhouses on Kingston Road noisy?

Units facing Kingston Road get more traffic noise than those set back on internal lanes. Visit at rush hour before you buy.
