Rossland Road East and Audley Road: Ajax's newest rows

Much of the current townhouse building in Ajax is happening in Central East, along Rossland Road East and Audley Road North and on newer streets such as Devineridge Avenue, Blunden Road and Ainley Road. These are mostly freehold towns with garages and small yards, plus some condo towns, built in the last several years.

That makes Central East the natural place to look if you want new or nearly new construction in Ajax without moving to Pickering's Seaton. It's also close to the town's east-side shopping and the Salem Road corridor.

Buying a nearly new Central East town

A two- or three-year-old freehold town here is usually a straightforward purchase, but a few items deserve attention:

• Tarion history. Ask whether the first owner filed the 30-day and year-end forms, and whether any items are still open with the builder.
• POTL or common elements fees. Some rows share a private lane or common area. Confirm the fee and what it covers.
• Final grading and landscaping. In newer subdivisions, sod, fences and rear-yard grading can lag. Check for drainage toward the house.
• Rental equipment. Many new homes come with rented water heaters, furnaces or air conditioners. Get the contracts, since they transfer to you on closing.
• Noise warnings on title. Units near Rossland Road or other busy streets may carry noise clauses from the subdivision agreement.

None of these is a deal-breaker. They're simply the questions that come with newer construction.

Ajax Downs, Kingston Road and the Salem corridor

Ajax Downs, a casino and racetrack, is at 50 Alexander's Crossing near Kingston Road and Audley Road, on the south side of Central East. It's one of the larger landmarks in this part of town.

Kingston Road is part of the Durham-Scarborough bus rapid transit corridor, with a planned Salem station. The section between Harwood Avenue and Wicks Drive was scheduled for construction between 2025 and 2026, so expect some disruption followed by more frequent service.

For drivers, the Salem Road interchange is the nearest access to the 401. It's convenient but congested at peak times, where the highway narrows. The toll-free 412 in Whitby is a short drive east for anyone heading to the 407.

Central East for growing households

Central East suits young families and couples planning to grow, who want a freehold town with a yard and a garage in a newer subdivision. It also suits buyers who drive to work east or north and value being close to the 412.

It's less ideal for daily GO riders without a car, since Ajax GO is south of the 401 and west along Westney Road. If you plan to take the train most days, compare the drive or bus trip from Central East with what you'd pay to live south of the highway.

What's still to come in Central East

Because Central East is still being built, some nearby land may be planned for more housing, schools, parks or commercial space. Before buying, check the Town of Ajax's development applications for nearby parcels and ask the builder or seller what's planned next door.

New schools and parks often open after the first residents move in, so confirm the current school assignment with the boards' locators rather than relying on planned sites.
