Windfields townhouse guide

From thoroughbred farm to north Oshawa's townhouse hub

Windfields takes its name from the horse-breeding farm that once covered this part of north-west Oshawa. The farm has closed, but some farmland and undeveloped land is still visible as building continues, and the community is still growing.

Most homes here went up from the late 2000s through the mid-2010s. The earlier phases leaned toward large two-storey detached houses; the newer townhouse blocks are denser and tend to sit closer to the campus and Simcoe Street North.

For a resale buyer, that youth changes the checklist. Roofs and windows aren't the concern they are in a 1980s complex. Some units are still inside Tarion's seven-year coverage for major structural defects, which stays with the home when it sells. The better questions are about the condo corporation itself: has it completed its first reserve fund study since the builder handed it over, are any common-element deficiency claims still open with the builder, and is there still construction going on next door?

Path addresses and the Windfields condo fee

Many Windfields townhouse listings carry addresses on streets named Path, such as Foal Path, Eaglesham Path and Chevron Prince Path. That naming is a quick tip-off that you're probably looking at a condominium townhouse on a private road rather than a freehold on a city street.

In these complexes the corporation typically maintains the internal roads, snow clearing, landscaping and visitor parking, and the fee pays for that along with contributions to the reserve fund. Some units are stacked or back-to-back with a terrace instead of a yard; others are conventional two-storey towns. Read the declaration to see whether balconies, windows and doors are the owner's job or the corporation's.

Freehold towns in Windfields sit on municipal streets with their own driveways and no monthly condo fee, though some carry a small POTL charge for shared elements. When you compare two listings, line up the full monthly cost, including mortgage, property tax and any fee, rather than the asking price alone.

The campus next door and the 407 up the road

Ontario Tech and Durham College sit just south of Windfields, and both have facilities and property in the area. That proximity is the main reason investors look here: students and staff who want a short walk or bus ride to campus. If you plan to rent, check whether the address falls inside Oshawa's rental licensing area around the campuses before you buy.

For drivers, the 407 interchange at Simcoe Street North is close, which makes commutes toward Markham or Vaughan more workable than from south Oshawa. Remember that the 407 East is tolled. There's no rail station in the north end, so train commuters drive or take a DRT bus south to Oshawa GO or Whitby GO.

Parks and sports fields are part of the newer phases, a school site has been planned as the community fills in, and golf courses and conservation areas are a short drive north and east.

Which Windfields buyers get the most out of it

First-time buyers who want something newer than a 1980s complex usually find Windfields the most accessible way into recent construction in Oshawa, especially in the stacked and back-to-back condo rows.

Investors look here for the campus. Families looking for a yard tend to focus on the freehold towns and the larger end units. Commuters heading west by car get the most from the Simcoe Street 407 interchange, while daily GO riders give up the most, since every trip starts with a drive south.

What buyers ask about Windfields

Are Windfields townhouses mostly freehold or condo?

Both exist, but a large share of the newer stock is condo townhouses on private roads, often on streets named Path. Check the listing for the ownership type and the monthly fee before comparing prices.

Is Windfields inside Oshawa's student rental licensing area?

Oshawa's rental licensing applies to a designated area around Durham College and Ontario Tech, so parts of the north end are affected. Check the city's licensing map against the exact address.

Is there still construction around Windfields?

Yes. Building is ongoing and some land is still farmland or undeveloped, so ask what is approved for nearby parcels before you buy a unit that backs onto open land.
