Townhouses For Sale in Samac, Oshawa

Samac grew around Camp Samac, the Scouts property off Simcoe Street North, and most of its homes date from the 2000s. Townhouses are a minority among its detached streets, which suits buyers who want a newer north-end address and quick access to trails and the campus without paying for a detached house.

Samac townhouse guide

Camp Samac, Cedar Valley and the Oshawa Creek corridor

Samac's defining feature is green space. Camp Samac, held by Scouts Canada, has trails, a lake for canoeing and kayaking and a large outdoor pool, though access requires day passes bought in advance. Parts of Samac Lake and Oshawa Creek run through the camp.

Cedar Valley Conservation Area, off Simcoe Street North between Taunton Road and Niagara Drive, adds a trail of roughly two kilometres that's popular for dog walks and birdwatching. For a townhouse owner with a small yard or none at all, having that much open land within walking distance is a real part of the value.

Taunton Road East forms the southern edge, and that's where most of the restaurants and everyday shopping sit.

Where Samac's townhouses sit among its detached streets

Samac is mostly two-storey detached homes in a Colonial Revival style, brick or siding, with attached single or double garages. Townhouses appear as rows along the collector roads and in smaller complexes, so supply at any moment is thin and a good unit can draw attention quickly.

Because most of the attached stock was built in the 2000s, many units are reaching the age where original components start to wear out. Asphalt shingle roofs from the early 2000s may be near or past their first replacement, and original furnaces, air conditioners and hot water tanks are often due. On a freehold town, ask the seller for receipts. On a condo town, check the reserve fund study for when the roof is scheduled and whether the fund can cover it.

Look at the garage and driveway arrangements closely. Some rows have a single-car garage with a short driveway, and where several cars are part of the household, on-street parking rules become a daily issue. Oshawa's overnight street parking rules are worth reading before you assume you can park out front.

Living between the campus and Simcoe Street North

Durham College and Ontario Tech are on Samac's north-east side, which brings a large student population. That supports rental demand, and it also means some streets have a noticeable share of rented homes. Oshawa licenses rentals in a designated area around the campuses, so confirm the address against the city's map whether you're an investor or simply want to know what the neighbours' houses might become.

Commuting is car-first for most. The 407 interchange at Simcoe Street North is close for trips west toward York Region, and the 401 is reached by heading south. DRT buses cross the area every half hour to hourly depending on the time of day, which works for campus trips but is slow for reaching the GO train.

Samac sits between Windfields to the north-west and Centennial to the south, so buyers often compare all three: Windfields for newer condo rows, Centennial for older complexes with mature trees, and Samac for a freehold town on a quieter detached street.

The school-year rhythm on Samac's rental streets

Because so much of Samac's rental demand comes from the campus, leases near the college and university often turn over around the academic calendar. If you're buying a tenanted townhouse, line up the lease end date against the school year and your planned closing date, and get copies of the leases and the rental licence before you firm up.

If you're buying to live in, a closing in late summer can mean moving in alongside a wave of new tenants on the street. That's not a reason to avoid Samac, but it's worth knowing before you choose your dates.

What buyers ask about Samac

Can Samac residents use Camp Samac?

The camp's trails, lake and pool are accessible, but you need day passes purchased in advance. Cedar Valley Conservation Area nearby is open for trail use.

How close is Samac to Durham College and Ontario Tech?

The campuses are on Samac's north-east side, close enough that many students live in the neighbourhood. That proximity also places parts of Samac within Oshawa's rental licensing area.

What should I check on a 2000s-built Samac townhouse?

Ask about the age of the roof, furnace, air conditioner and hot water tank, since original equipment from that era is often due for replacement. On a condo town, check the reserve fund plan for the roof.
