Why Meadowvale has so many condo townhouses

Highway 401 runs along the south side, with the large Meadowvale business park in that corridor, and the 407 runs along the west and north. Many residents work locally, which supports rental demand for townhouses where the complex allows leasing.

Meadowvale's townhouse complexes draw first-time buyers looking for more interior space than a new stacked unit provides, families who want trails and schools within walking distance, and investors serving the local employment base. Buyers who want to avoid fees entirely usually look toward newer freehold areas like Lisgar or Churchill Meadows instead.

When reselling, Meadowvale complexes compete with each other as much as with other neighbourhoods. A complex with a recently completed window and roof program, a clean status certificate and a reasonable fee usually stands out against a similar-looking complex that still has the work ahead of it. Interior updates matter too, since many units still have original layouts with separate dining rooms and closed kitchens.

If you plan to rent out a unit, confirm the complex's leasing rules and minimum lease terms, and check how many units are already tenanted. Some lenders look at owner-occupancy levels when financing a condo townhouse.
