Lakeview townhouse guide

Lakeview Village on the old power plant lands

The former Lakeview Generating Station site, 177 acres on the lake, is being redeveloped as Lakeview Village. Plans call for about 16,000 homes over 15 to 20 years, plus parkland, a school and an innovation district. A long pier into Lake Ontario was approved as part of the plan. Most of the housing will be mid- and high-rise, but master-planned sites like this often include some townhouse product.

For buyers in the existing neighbourhood, that means years of construction traffic, but also new parks and shops close by when it is finished.

Outside the redevelopment site, Lakeview is an older lakeside neighbourhood of postwar houses, many of which have been replaced by larger new homes over the past couple of decades. Townhouses are a small slice of the stock, so choice at any given time is limited.

What Lakeview's limited townhouse supply means for buyers

Because townhouses are a small share of Lakeview's housing, choice is limited at any given moment. Buyers often watch the area for months before the right unit comes up. When one does, it pays to have financing and a lawyer ready to review documents quickly.

The type of town matters too. A freehold infill row on Lakeshore Road comes with no condo fee but your own roof and exterior. A unit in an older condo complex comes with a fee and a reserve fund, and the corporation handles the exterior. Compare the full monthly cost of each over the time you plan to stay.

Infill towns along Lakeshore Road East

Lakeshore Road East has seen a steady stream of townhouse and stacked infill on former commercial lots. These are often freehold or POTL rows, or small condo projects. Older complexes sit back from the main road. Check the fee, what it covers and the parking arrangement for each.

Newer infill towns along Lakeshore Road often have rooftop terraces or balconies, garages accessed from rear lanes and limited yard space. Older complexes may have more outdoor room but older buildings. Compare the fee, what it covers and the remaining life of major components before deciding.

Two GO stations and the QEW

Long Branch GO, just across the Toronto line, and Port Credit GO to the west are both on the Lakeshore West line, which runs all day. The QEW and 427 are close for drivers, and buses run along Lakeshore Road.

Lakeshore Road East is also planned for more transit and density over time. The city's long-term plans for the corridor include higher-order transit, though nothing is under construction yet. Treat it as a possibility rather than a certainty when you think about resale.

The waterfront trade-offs in Lakeview

Living in Lakeview means being near the lake, the waterfront trail and parks like Lakefront Promenade, with Port Credit's restaurants a short drive west and Toronto's Long Branch just east. It also means living near major construction for years as Lakeview Village is built out.

Before buying, consider:

  • How close the unit is to Lakeview Village construction routes.
  • Whether the complex is near any of the creeks that reach the lake here, and whether it sits within a conservation authority regulated area.
  • How the planned density will change traffic on Lakeshore Road.

Buyers who can live with the disruption are betting on the area's improvement as the new community fills in.

What buyers ask about Lakeview

A large waterfront redevelopment on the former Lakeview Generating Station lands, planned for about 16,000 homes plus parks, a school and an innovation district, built over 15 to 20 years.

Which GO stations are close to Lakeview?

Long Branch GO just across the Toronto border and Port Credit GO to the west, both on the Lakeshore West line.

Are Lakeview townhouses mostly new?

There is a mix: newer infill along Lakeshore Road East and older complexes on the side streets.
