Clarkson townhouse guide

From strawberry farms to Park Royal

The Clarkson brothers settled here in 1808, and by the late 1800s the area was known for strawberries and raspberries. Suburban development took off with Park Royal, which opened south of the QEW in 1958 with schools, parks and a recreation centre planned in. The Clarkson Community Centre and Arena opened in 1971.

Townhouse complexes came in later decades and are mostly condominiums. Many are older, so check the reserve fund and the replacement schedule for roofs and windows.

The neighbourhood spreads on both sides of the QEW and toward Oakville, so complexes vary a lot by location. Those closer to Lakeshore Road West are near the village shops and the lake; those north of the highway are closer to Erin Mills and the 403.

Condo complexes on both sides of the QEW

Most Clarkson townhouses are in condo complexes, and their fees typically cover exterior components such as roofs and windows, grounds, snow clearing and reserve fund contributions. Some include water or cable. Freehold towns exist but are less common, often in newer infill projects.

The complexes here range widely in age and size. A large older complex can spread major repair costs across many owners; a small one has fewer owners to share them. Ask for the reserve fund study and the most recent budget, and look at whether the fee has been rising steadily or jumped suddenly.

Clarkson GO, all day on Lakeshore West

Clarkson GO is the transportation hub, with all-day Lakeshore West trains and several MiWay bus connections. That makes the area a good fit for commuters who need flexibility beyond rush hour. The QEW and 403 are close for drivers.

Being close to the Oakville border also helps buyers who work in Halton, since the QEW gets you to Oakville and Burlington quickly. Parking at Clarkson GO can fill early on weekdays, so check bus connections from a specific complex.

Rattray Marsh, the village strip and the refinery

Rattray Marsh is the last lakefront marsh between Burlington and Toronto, with boardwalks and trails. Clarkson Village along Lakeshore Road West has shops and restaurants.

The Suncor lubricants refinery, with its two tall stacks, is one of the last large industrial sites near the community. If a complex is close to it, visit at different times of day.

Also ask whether the complex has a plan for older balconies, decks and fences, which are often owner-maintained in part even when the corporation handles the main structure.

Who Clarkson's complexes suit

Clarkson tends to draw commuters who want all-day GO service, downsizers who want to stay near the lake, and buyers comparing Mississauga with Oakville. The townhouse stock is older and mostly condo, so fees cover exterior work and grounds, and buyers should expect to compare reserve funds carefully.

Compared with Oakville's Bronte or Old Oakville, Clarkson usually offers more townhouse choice for the money, with similar access to the lake and Lakeshore West trains. Compared with newer Mississauga areas, it offers a more established setting but older buildings.

Questions to settle:

  • How far the complex is from Clarkson GO and whether you will walk, bus or drive.
  • Whether windows and roofs have been replaced recently.
  • What the fee covers, including water and cable.

What buyers ask about Clarkson

Does Clarkson have all-day GO service?

Yes. Clarkson GO is on the Lakeshore West line, which runs all day.

Are Clarkson townhouses mostly condos?

Most are in condo townhouse complexes, many of them older, so the reserve fund is worth checking.

Is Clarkson near the lake?

Yes. Clarkson is on Lake Ontario, with Rattray Marsh and lakefront parks close by.
