Townhouses For Sale in Applewood, Mississauga
Applewood takes its name from the orchards that covered this corner of Mississauga until the mid-1950s, when Applewood Heights started going up at Dundas and Tomken. Bordered by Burnhamthorpe, Cawthra, the QEW and Etobicoke Creek, it is one of the city's older districts, and its townhouses are mostly condo complexes tucked among detached and semi-detached streets.

From orchards to Applewood Heights
The old villages of Dixie and Burnhamthorpe served the farms and orchards here through the 1800s. In 1955, a builder began the Applewood Heights subdivision on a former farm at Dundas Street and Tomken Road, building hundreds of homes along with a school, a park, a church and a shopping plaza. Applewood Acres lies south of the Queensway, with Applewood Heights and Applewood Hills north of Dundas.
The townhouse stock arrived later than the first bungalows and backsplits. Most townhouse complexes here date from the 1960s through the 80s, and they are usually condos with a monthly fee.
Because Applewood was built out early, townhouse complexes here are typically surrounded by mature trees and established streets of bungalows and backsplits. Lots in the complexes tend to be generous by modern standards, with real backyards in many cases, but interiors are often dated unless they have been renovated.
Close to Toronto, close to the highways
Applewood's location is its main draw: Etobicoke Creek is the border with Toronto, and the QEW, 427 and 401 are all nearby. Dixie GO on the Milton line serves the area with weekday rush-hour trains, and buses connect to Kipling station on the Bloor-Danforth subway line.
For shopping, Dixie Outlet Mall sits beside the QEW, and there are plazas along Dundas Street. Dundas itself is gradually changing as the city plans for more density on the corridor.
For commuters, the location cuts both ways. Toronto is close, but the highways and arterials around Applewood carry heavy traffic, and the Milton line is a rush-hour service. Buyers who work in Etobicoke or near the airport often find the drive short; those heading downtown at off-peak hours will lean on buses to the subway.
Why some buyers pick Applewood over newer west-end towns
Applewood's townhouse buyers are often trading a newer building for location. Compared with Churchill Meadows or Lisgar, the units are older and more likely to be in condo complexes with full fees, but they are much closer to Toronto, the airport and the east-end employment areas.
Older complexes here also tend to have larger units and more shared green space than newer stacked product. For downsizers from nearby detached homes, that combination of familiar streets and exterior maintenance handled by the corporation is a common reason to stay in the area.
The trade-off is condition. Expect to budget for updates inside, and look closely at the corporation's plans for the exterior.
Investors also look here for rental demand from people working near the airport and in the east-end industrial areas.
Questions specific to Applewood's older complexes
- How old the roofs, windows and plumbing are, and what the reserve fund plans to replace next.
- Whether the complex has dealt with any foundation or drainage issues; parts of the area drain to Etobicoke Creek and its tributaries.
- Whether the fee includes water, and how parking is assigned.
- Any planned redevelopment nearby along Dundas Street that could change traffic or views.
Also ask how the complex handles visitor parking and snow clearing on internal roads. Older layouts can be tight, and rules on second vehicles vary from complex to complex. If you plan major interior changes, check what the corporation requires before you start work, especially for anything involving plumbing or structural walls.
What buyers ask about Applewood
What GO station is closest to Applewood?
Dixie GO on the Milton line is closest, with weekday rush-hour service to Union Station.
Are Applewood townhouses older?
Yes. Most townhouse complexes here date from the 1960s to the 80s, so the condition of roofs, windows and reserve funds matters a lot.
Is Applewood close to Toronto?
Yes. Etobicoke Creek forms the border with Toronto, and the QEW, 427 and 401 are all a short drive away.
