West Humber-Clairville townhouse guide

Line 6 starts at Humber College

Line 6 Finch West opened on December 7, 2025, with its western terminus at Humber College. Westmore, Martin Grove and Albion stops follow along Finch, and the line runs east to Finch West station on Line 1. Westmore connects to MiWay, Brampton Transit and York Region Transit buses, as well as the Highway 27 express bus.

For townhouse owners here, this is the first rapid transit link in the area's history. It runs in the street and stops at intersections, so time a trip at your actual commute hour before deciding how much it matters to you.

Humberwood and the southern half

Humberwood is the southern part of the neighbourhood, bounded by the west branch of the Humber River to the north, and by Highway 27, Rexdale Boulevard, Islington Avenue, the 401 and the 427. The local school grounds are run as an extension of the Humber Arboretum, which links the area to a large green space along the river.

Townhouses here are mostly in condominium complexes and newer infill, with apartment towers along the main roads. Check each listing's tenure, fee and parking arrangement, since they vary.

The Humber Arboretum and the river valley are the area's biggest green asset, with trails that run well beyond the neighbourhood. For townhouse residents with small private yards, that access to a large natural area is a real counterweight to the highways on the other sides.

Highways on three sides

Highway 27 to the west, the 427 to the east and the 401 to the south make the area very car-friendly. Pearson Airport and the industrial areas of Clairville and Mississauga are close, which is part of why buyers who work in logistics, the airport or the 905 look here.

The other side of that access is noise and truck traffic. Units near the highways or Highway 27 should be visited at peak times. Depending on location, aircraft noise can also be a factor; listen for it during a visit.

For households with two commuters heading in different directions, being boxed in by three highways can be a real time-saver, since each driver can pick the quickest route without crossing the city first.

Clairville's hamlet roots and the reservoir

Clairville began as a hamlet at the five-point intersection of Albion Road, Indian Line and Steeles Avenue around 1850, with a toll on the Albion plank road in the 1840s. A 1957 flood control dam on the West Humber created the Claireville reservoir, now surrounded by a conservation area. Highway 427 was built along Indian Line in the 1970s and extended to the 407 in the 1990s.

Much of the Toronto side of old Clairville is now industrial, with warehousing and trucking uses replacing older homes. That industrial base is a nearby employer for many residents.

What townhouse buyers here should check

  • Distance to Line 6 stops on foot, using real paths from the complex.
  • Reserve fund health and recent special assessments.
  • Leasing rules and rental share, given demand from Humber College students and staff.
  • Highway and aircraft noise depending on where the unit sits.

Also confirm whether the complex has had recent work on roofs, windows or paving, since many in this part of Etobicoke are several decades old, and compare fees with what they actually include.
