Veterans' houses and a 1952 street rename
In 1946, a post office opened and veterans' houses went up near the Queensway and Royal York. Queen Street West was extended and renamed the Queensway in 1952, and postwar growth filled the northern part of the neighbourhood. Earlier still, the area was a timber reserve and a market-garden community, with a Humber Bay postal village around 1890.
Today the Queensway has a residential stretch in the centre-east, with industrial land and big-box stores further west and commercial strips along the road.
North of Norseman Street and Berry Road, the Sunnylea part of the neighbourhood runs up toward Bloor between the Humber and Mimico Creek. It was once the Humber postal village, centred on the old Queensway and Lake Shore intersection at the river. South of Lake Shore, the former motel strip has been redeveloped with tall condominiums since the 1980s, including the Palace Pier towers. The townhouse stock sits in the middle, between those two very different areas.
Newer towns on Royal York and Berry Road
The neighbourhood mixes single-family homes, postwar low-rise apartments and larger rebuilt houses from the 1980s onward. More recently, townhouses have been built on Royal York south of Norseman and on Berry Road at Prince Edward Drive. These newer projects are where much of the area's townhouse stock sits.
Because they're newer, buyers are usually looking at modern construction and recent building codes. Confirm tenure, what's included in any fee, and whether the corporation has a reserve fund study that matches its actual balance.
The Humber Loop, the 66 and the 80
The 501 Queen streetcar uses the Humber Loop and runs along the Queensway before heading south on Lake Shore. The 66 bus runs from Old Mill station on Line 2 along Prince Edward and Park Lawn, and the 80 runs from Keele station along the lake shore and the Queensway to Sherway Gardens. Royal York and Old Mill stations are within reach of the northern part of the area.
For townhouse buyers, that's a mix of streetcar and bus links to the subway, with the Gardiner close for drivers.
The TTC has looked at reinstating a Long Branch streetcar, and a Queensway streetcar has been proposed. Neither is a certainty, so plan around the routes that run today.
The station that may or may not come to Park Lawn
A new GO station was planned for Park Lawn Road on the Lakeshore West corridor, to be built by a private partner as part of the redevelopment of the former Christie cookie factory site. In 2025, Metrolinx said the partner had paused work while reviewing its plans, with no new timeline. Treat it as a possibility rather than a sure thing when deciding what a townhouse near Park Lawn is worth to you.
Mimico Creek, the Humber and Hurricane Hazel
The Humber River and Mimico Creek bound the area, with Humber Park, Park Lawn Park and Humber Bay Park nearby. Hurricane Hazel in 1954 destroyed the Lake Shore and Royal York bridges over Mimico Creek, a reminder to check flood mapping for any property near the creek. Ask about basement water history and conservation authority regulations for the specific address.
The creek and river parks are also the area's best amenity. Trails along the Humber run north toward Old Mill and south to the lake, so many townhouse residents can reach a long trail system on foot.
