From a department store's dairy farm to The West Mall
The broader Eatonville area began as a farm that a department store bought in the 1890s to supply milk. The land was sold and subdivided for housing in the 1950s. Homes east of Highway 427 were mostly built in the 1950s, and those west of it, along The West Mall, in the 1960s and '70s.
That later timing is why the West Mall side has more mid-density housing than older parts of Etobicoke. The road system was planned around the highway, with The West Mall and The East Mall running alongside it.
Townhouse complexes among rental and condo towers
The West Mall, The East Mall and Burnhamthorpe Road have a mix of rental and condo high-rise apartments and townhouses. Most townhouses here are in condominium complexes from the area's 1960s and '70s build-out, with shared grounds, parking and a corporation handling exterior work.
Many units have family-sized layouts with basements and small yards. The main question is how the complex has aged. Ask what's been replaced, what the reserve fund study schedules next, and whether there have been special assessments.
Because these complexes were built in a short window, many face similar timelines for major repairs. That means buyers can sometimes compare several corporations of the same age side by side and see which have already done the work. A complex that has replaced its windows and roofs and kept its reserve healthy may be a better long-term buy than a cheaper unit nearby where that work is still ahead. Corporations that share a site with rental towers can also differ from standalone townhouse corporations in how they handle shared roads, parking and grounds.
Cloverdale, Sherway and the 427
Cloverdale Mall is in the area, and Sherway Gardens is nearby to the south. Honeydale Mall is awaiting redevelopment, which could bring new housing and construction to the corridor. Highway 427 runs right alongside, with quick access to the QEW, Gardiner and 401.
There's no rapid transit station here. TTC buses connect to Kipling station on Line 2 and Kipling GO.
For drivers, the location is a major advantage: few townhouse areas in Toronto are this close to such a large highway interchange. For transit users, the bus to Kipling is the daily link, so test it at commute time.
Applewood Shaver House and Broadacres Park
The Applewood Shaver House was moved to a site on The West Mall beside Broadacres Park, where it serves as a museum and event centre with a summer concert series. The Eatonville library was rebuilt in 2003. These are small amenities, but they give the corridor some local focal points beyond the malls.
Larger parks and the Etobicoke Creek trails are a short drive or bike ride west, and Centennial Park is nearby to the north for sports fields and open space.
