Townhouses For Sale in Newcastle, Clarington

Newcastle is Clarington's smallest urban centre with a meaningful townhouse market. It combines a historic village main street with newer subdivisions and a waterfront community at the Port of Newcastle, and it sits right where Highway 35/115 peels off toward Peterborough and Lindsay.

Buying a townhouse in Clarington

Clarington is the easternmost municipality in Durham Region and includes Bowmanville, Courtice and Newcastle. Townhouse buyers will find plenty of freehold rows and condo townhouses in all three, including newer 3-storey and stacked townhouses in the growth areas, with the Port of Newcastle on the lake a popular spot.

There are 76 townhouses for sale in Clarington right now, priced from $340,000 to $1,549,000. Half are listed under $659,000. By style, that is 45 2-storey townhouses, 22 3-storey townhouses, 8 stacked townhouses, 1 bungalow townhouse.

The typical monthly fee on townhouses listed in Clarington today is about $180. Fees depend on the size of the home, the age of the complex and what is covered, which is often the roof, windows, landscaping and snow clearing. Freehold townhouses have no monthly condo fee.

If you are buying a condo townhouse, have a lawyer review the status certificate before your offer goes firm. It shows the reserve fund, the rules and any special assessments on the way. A townhouse specialist can pull recent sales on the same street or in the same complex so you know what a fair price looks like.

Newcastle townhouse guide

A village downtown with new rows on the edges

Newcastle's old village core along King Avenue still feels like a small town, with local shops and older houses close together. Most of the townhouse stock is not there, though. It is in the newer subdivisions built on the edges of the village, where two-storey freehold rows and some three-storey designs went up alongside detached homes.

Because Newcastle is smaller than Bowmanville or Courtice, the number of townhouses listed at once is lower, and the right layout can take a while to appear. Buyers with a specific need, such as a main-floor bedroom or a double garage, should be prepared to wait or to widen the search to Bowmanville.

Townhouses by the water at the Port of Newcastle

South of Highway 401, the Port of Newcastle is a lakeside community built around a marina, with condominium townhouses as well as detached homes. Living there means the waterfront trail and lake views on your doorstep, but it also means higher condo fees in many cases and a longer drive to groceries.

If you are looking at a waterfront townhouse, read the reserve fund study carefully. Shoreline work, exposure to wind and lake weather, and shared amenities can all add costs that inland complexes do not carry.

The commuter angle from the 35/115 junction

Newcastle is where Highway 35/115 meets Highway 401, so the town works for households with one person heading west toward the GTA and another heading north toward Peterborough. Highway 407 now reaches the 35/115 a few minutes north of town.

There is no train in Newcastle, and the planned GO extension ends in Bowmanville. GO bus route 88 does stop at the Newcastle carpool lot on its way between Peterborough and Oshawa GO, which is a practical option for some commuters.

Daily life and services

Newcastle has the basics in town, including groceries, a library, schools and a community hall, but for a hospital, larger retail and most medical specialists you will head to Bowmanville, about ten minutes west. Winter driving along the 401 between the two can be slow in lake-effect snow, which is worth remembering if you work shifts.

The waterfront trail runs along the lake south of the village, and the conservation lands and rolling farmland to the north give the area a rural edge that Courtice and Bowmanville have largely lost. Buyers who want a garden or room for a trailer should look at end units and rows backing onto open space, which come up less often but suit that lifestyle.

Who Newcastle suits

Newcastle tends to appeal to buyers who want a smaller-town feel without going as far as Port Hope or Cobourg: downsizers from detached homes nearby, couples who split commutes, and families who like a village school setting. Investors are less common here than in Bowmanville or Oshawa because the rental pool is smaller.

Because inventory is thin, it helps to watch Newcastle for a few weeks before you need to move. You will get a sense of which streets turn over, how the waterfront condos compare with the subdivision rows, and how quickly well-priced homes sell.

What buyers ask about Newcastle

Is the Port of Newcastle part of Newcastle village?

It is part of the Newcastle community in Clarington, located south of Highway 401 on Lake Ontario. Getting to the village centre and shops usually means driving.

Is there public transit from Newcastle to Toronto?

There is no train. GO bus route 88 stops at the Newcastle carpool lot and connects to the Lakeshore East line at Oshawa GO.

Are Newcastle townhouses usually freehold?

Most of the subdivision rows are freehold, while the waterfront townhouses at the Port of Newcastle are typically condominium units with a monthly fee. Confirm on each listing.
