Townhouses For Sale in Courtice, Clarington
Courtice sits right against Oshawa, and for a lot of buyers it is the first Clarington community they consider because the drive west is short. Its townhouses are mostly freehold two- and three-storey rows from the last two decades, plus a smaller group of condo complexes.

Townline Road is the only thing separating it from Oshawa
Courtice shares Townline Road with Oshawa, and day to day the two feel continuous. Shopping along Highway 2 and Courtice Road covers most errands, and Oshawa's larger retail areas, hospital and university campuses are a short drive away.
For commuters, Highway 418 runs north from the 401 along Courtice's eastern edge to Highway 407, and it has been toll-free since 2022. That gives Courtice buyers a straightforward choice between the 401 and the 407 depending on where they work.
Highway 2 shopping and the established north side
Most Courtice townhouses are within a short drive of the shopping strip along Highway 2, where groceries, pharmacies and everyday services are concentrated. The subdivisions north of Highway 2 are largely built out, with mature street trees starting to fill in and a settled feel compared with the land still being planned to the south.
That north side is where buyers looking for a finished neighbourhood usually focus. Schools, parks and transit routes are already in place, and there is less chance of a new phase going up behind your fence. The trade-off is that resale is the only option there; new-construction rows are mostly further south or east.
Durham Region Transit routes connect Courtice to Oshawa and Bowmanville, though most townhouse owners here still drive for the majority of trips.
Mostly freehold, often on a private lane
Much of Courtice's townhouse stock is freehold. Some rows face public streets with no monthly fee at all; others sit on a common-elements condominium road and carry a modest POTL fee for snow clearing, laneway upkeep and shared areas. Three-storey layouts with a garage at grade are common in the newer pockets.
There are also traditional condo townhouse complexes, where the monthly fee is higher but usually covers exterior maintenance and, sometimes, more. Read what is included: water, building insurance and snow removal vary from complex to complex.
A transit-oriented plan around the future station
Clarington adopted the Courtice transit-oriented community secondary plan in December 2025. It is centred on the future Courtice GO station on the Lakeshore East extension and describes a mixed-use community that will grow over several decades, with a range of housing types, new schools, new parks and a significant amount of employment land.
For townhouse buyers, the takeaway is that south Courtice near the rail corridor will change a lot. That brings new amenities and transit over time, along with construction and more neighbours. North Courtice, in the established subdivisions, is likely to stay much as it is.
What to look at closely in Courtice
- Garage and driveway length: on some three-storey rows the driveway fits one car only, with no room for a second without blocking the sidewalk.
- Backyard depth: lots can be shallow, and some backyards face onto busier collector roads.
- The POTL documents: ask for the status certificate even on a freehold.
- Noise near Highway 401 and the 418: check which way the bedrooms face.
Finally, compare the same layout across Courtice and Bowmanville before you commit. Similar three-storey designs were built in both, and the better choice often comes down to which side of Clarington your commute and family routines pull you toward.
What buyers ask about Courtice
Is Courtice part of Oshawa?
No. Courtice is a community in the Municipality of Clarington, which is part of Durham Region. It borders Oshawa at Townline Road.
How do I get to Highway 407 from Courtice?
Highway 418 runs north from Highway 401 along the east side of Courtice to the 407. The 418 itself is toll-free; the 407 is not.
Will Courtice have its own GO station?
Yes, a Courtice station is planned on the Lakeshore East extension to Bowmanville. Construction is underway, but no opening date has been announced.
Do Courtice townhouses come with condo fees?
Some do. Condo complexes carry a full monthly fee, many newer freeholds carry a smaller POTL fee for a private lane, and some freeholds have no fee at all.
