Stouffville townhouse guide

Main Street core versus the post-2005 subdivisions

Stouffville's historic downtown runs along Main Street, with older houses on the side streets and a handful of small infill projects. Townhouses in the core are uncommon and tend to be either recent infill or small complexes, so they come up for sale only now and then.

The subdivisions are where the volume is. After the town was connected to regional sewer and water around 2005, the first streets to fill were the Hoover Park Drive area below Main and the land above Main on the Ninth Line side. Later phases filled out the land toward Highway 48 and further north and south. Townhouses were planned in from the start, placed along collector roads, near parks and at the edges of each phase.

Because most of this happened within about 15 years, the towns are similar in age and construction. That makes comparing units easier, and it means many owners are facing the same maintenance at around the same time.

Main Street itself was rebuilt and widened between 2008 and 2010, which brought more traffic but also better connections west to the 404. Units close to Main get the shops and restaurants on foot, with the trade-off of a busier road nearby.

Rear-lane rows and the newest east-side phases

Later phases introduced more rear-lane townhouses, with garages off a back laneway and fronts facing a street or park. These rows give the street a more traditional look without driveways, but the yard is usually small, and the laneway can be municipal or privately owned through a POTL corporation.

Some of the newest stock is toward the edges of the urban area, including the northeast side nearer Old Elm GO. Buyers there should check what is still under warranty, which roads and parks the town has assumed, and what is planned on vacant land nearby.

Getting downtown on the Stouffville line

Stouffville GO is in the downtown, near Main Street, and Old Elm GO is at the line's terminus on Tenth Line, with a larger lot for drivers. GO buses from Old Elm continue north toward Goodwood and Uxbridge. From either platform the trip to Union passes through Markham and Scarborough. Units within a 10- or 15-minute walk of either station are the ones commuters ask about first.

Drivers use Main Street west to Highway 404, or Highway 48 south through Markham. York Region Transit buses link the subdivisions with the downtown and the stations.

Who buys here, and what to watch

Young families moving from Markham or Scarborough are the biggest buyer group, attracted by newer freehold towns with a garage and yard and a direct train line back to the city. Downsizers from the rural parts of the municipality also look here, often preferring a POTL unit with lower upkeep.

  • Check the age of shingles, windows and furnaces on units from the late 2000s.
  • Confirm whether the laneway or visitor parking is municipal or private.
  • Look up any conservation regulation if the unit backs onto a pond, valley or creek in the Rouge watershed.
  • Ask about the nearest school and whether students are bused while new schools are planned.

Resale units in the earliest phases near Hoover Park Drive are now old enough to show which rows have been kept up. A walk down the street, looking at roofs, garage doors and driveways, says a lot about the next few years of costs.
