Embrun townhouse guide

Embrun Station and the rows near Notre-Dame

Embrun Station, by Corvinelli Homes, is a community of about 50 townhomes at Blais Road and Notre-Dame Street, launched for sale in February 2023. Its three-bedroom plans run around 1,556 square feet, and later phases are planned to include multi-unit residential buildings. The site sits beside the roughly 10-kilometre recreational trail linking Embrun with Russell, and it's within walking distance of the village centre's shops, professional services and green space.

Elsewhere in Embrun, communities like Embrun Central, Panorama, St. Augustin and Valecraft's Place St. Thomas have added further rows and singles.

Because so much of Embrun's attached housing was built by different companies in separate phases, the age and finish of rows can vary noticeably within a short walk. Ask for the year built and the builder on any resale, and compare like with like: a ten-year-old town with original carpet and a recent one with hard flooring throughout aren't the same product even if the bedroom count matches.

Freehold rows and the condo complexes with fees

Most Embrun townhouses are freehold two-storey rows on their own lots. A smaller number are in condominium-registered complexes, and these list a monthly fee. If you're comparing the two:

  • Check what the fee covers. In newer Embrun complexes it typically goes toward shared roads, snow, landscaping and the reserve fund.
  • Read the status certificate for the reserve fund balance and any planned work.
  • Ask whether the unit has its own driveway and garage or relies on shared parking.
  • Look at the rules on rentals and pets if either matters to you.

Living in the township's francophone-leaning village

Embrun has a slight French-speaking majority, and that's reflected in its schools, churches and businesses. Many anglophone families live here comfortably, but if language matters for school choice or daily life, it's worth spending a Saturday in the village centre before committing.

The Embrun Arena (Palais des Sports) and the Embrun Community Centre, which includes a bowling hall, are the main local recreation buildings. A boat launch gives access to the Castor River, and the trail toward Russell is a popular walking and cycling route.

Who's buying Embrun townhouses

Embrun draws young families and first-time buyers from Ottawa's east end and Orléans who want a new build with a garage at a lower cost. Some couples who work in Ottawa but grew up in Prescott-Russell come back here too. Downsizers are a smaller group, since bungalow towns are less common than two-storeys.

Resale townhouses compete directly with new phases, so a resale unit generally needs something new construction doesn't offer: a finished basement, a fenced and landscaped yard, or a quick closing date.

Investors are present but less dominant than in larger towns. A three-bedroom freehold row near the village centre can rent to a family working in Ottawa, but the tenant pool is smaller than in the city, so check comparable leases on the same streets before relying on a rental figure.

Commuting from Embrun

Most Embrun townhouse owners drive to Ottawa on the 417, and the village's position makes that a manageable daily trip for many east-end and downtown workers. The weekday commuter bus that once ran with OC Transpo was suspended during COVID. Without it, a second car is common, so check that the unit's driveway and garage really fit two vehicles before you buy.

What buyers ask about Embrun

Can I walk from Embrun Station to the village centre?

Yes. The community is described as within walking distance of the village centre's shops and services, and it borders the trail toward Russell.

Are there bungalow townhouses in Embrun?

They exist but are less common than two-storey rows. Expect a longer wait if you need one-level living.

What do condo fees cover in Embrun's newer complexes?

It depends on the corporation, but fees typically cover shared roads, snow clearing, landscaping and the reserve fund. Check the status certificate for specifics.
