Rouge Woods townhouse guide

Townhomes to the north, detached to the south

Rouge Woods went up during Richmond Hill's biggest growth period, with most homes built between the 1990s and early 2000s. The layout is fairly clear. Townhomes and semi-detached houses are most common in the northern part of the neighbourhood, while larger detached homes are more common to the south. Most homes have brick or stone exteriors and single or double garages.

For townhouse buyers, that means most units are freehold rows of a similar age and style, typically two or three storeys with a garage and a small yard. Infill development is ongoing around Bayview Avenue and Elgin Mills Road, which is adding some newer units.

The northern location of the townhouses puts many of them close to Elgin Mills Road and the newer development to the north, while the detached streets to the south sit nearer Major Mackenzie and the older parts of the city. If you want quieter interior streets, look at the units set back from the main roads.

Freehold towns from the 1990s boom: the checklist

The bulk of Rouge Woods was built in the late 1990s and early 2000s, so the original components in many of these freehold rows have already passed two decades. Walk through any listing with that age in mind:

  • Shingles. A first-generation roof from the original build is close to due. Ask for a receipt or have the inspector go up.
  • Heating and cooling. If the furnace or AC still carries the builder's install date, price in a replacement.
  • Glazing. Cloudy double-pane windows and drafty patio doors are common at this age.
  • Water heater. Many in the area are rentals; ask who holds the contract and what is left on it.
  • Lower level. A finished basement should come with permit records, especially if it has a bathroom.

With no condo corporation behind most of these homes, nobody is collecting a reserve fund on your behalf. The repair schedule, and the savings for it, are yours.

Richmond Green and the Headwaters trails

Richmond Green Sports Centre and Park, the largest park in Richmond Hill, is a short trip from most Rouge Woods addresses. It has an arena, a sports dome, lawn bowling, a skate trail and skate park, ball diamonds, soccer fields, basketball and bocce courts, an amphitheatre and a water park. It also hosts city-wide events, including Canada Day.

Inside the neighbourhood, Silver Stream Park has the Rouge Woods Community Centre, a soccer field, a splash pad, a playground and tennis courts. Eyer Homestead Park has a heritage house and an outdoor climbing course. Headwaters Community Park gives access to the Rouge River Headwaters Valley trails, which run nearly three kilometres and include wheelchair-accessible routes.

Commuting from Bayview and Leslie

Rouge Woods is mainly a driving neighbourhood. Highway 404 is a short trip east, and downtown Toronto is about half an hour away by car in good traffic. Public transit is less frequent, though about 20 bus routes serve the area and connect to Finch station on Line 1. Richmond Hill GO station, east of Yonge, is a short drive west for peak-hour trains.

Schools are run by the York Region District School Board and the York Catholic District School Board. Confirm catchment with each board for the exact address.

For growing families, Rouge Woods offers a settled neighbourhood with lots of park space and a community centre in walking distance. For downsizers, it offers freehold units with no fee, though stairs are a consideration in the three-storey models. Rouge Woods has a smaller townhouse supply than the newer subdivisions to the north, so compare with Rural Richmond Hill on this page if you want more choice.
