Picton Ward townhouse guide

A county town with a harbour and a main street

Picton is the County's service centre. Main Street runs through a downtown of shops, cafés and restaurants, with the Regent Theatre as a landmark, and Picton Harbour sits at the foot of the town. The hospital is here, as are the main grocery stores and County offices. For a townhouse buyer, this is the place where you can live without driving for every errand.

The Millennium Trail, the County's rail trail, passes through town and connects to the rural areas beyond. It's popular for walking and cycling and makes a good test of how close a unit really is to the town's amenities.

Downtown Picton also has the County's main library branch, banks and a range of medical offices, which matters for anyone giving up a car or planning to age in place.

Recent rows near Talbot Street and Highway 33

Most of Picton's attached homes are recent. Port Picton Homes built Talbot on the Trail near Highway 33 and Talbot Street, with townhomes in village, standard and executive styles. West Meadows, around George Wright Boulevard and Talbot Street, combined townhomes and singles across a larger site. Both projects sold out, so buyers today usually find them as resales.

These are generally two-storey homes with garages and modern finishes. Village-style units tend to be smaller and closer to the street; executive units larger and more expensive. Compare models carefully, because listings in the same project can be very different homes.

Older attached housing in Picton is rarer. Occasionally you'll see a unit in an older condominium complex or a heritage row near downtown. Those need the usual checks on condo documents, roofs and windows.

End units in these rows usually have more windows and a wider side yard, and they tend to be the first to sell.

Seasonal Picton

In summer, Picton fills with visitors heading to the wineries, beaches and restaurants. Main Street is busy, parking can be tight and long-weekend traffic backs up on the routes in and out. In winter, the town is quieter, some businesses shorten their hours and you'll have the harbour largely to yourself.

Year-round residents usually get used to both. If you're moving from a city, though, spend time here in February as well as August before deciding how much the rhythm suits you.

Summer events and festivals bring extra crowds at times, so check the calendar if a quiet street matters to you.

Things to check on a Picton townhouse

  • Whether the unit is freehold, freehold with a common elements fee, or a condominium.
  • Any remaining builder warranty and whether deficiencies were resolved.
  • Rules on short-term rentals in the County's bylaw and in the property's own documents.
  • How far the unit is from Main Street on foot, if walkability is a priority.
  • Parking for guests in summer, when street parking near downtown fills up.

Picton draws retirees, remote workers and people who work in the County's hospitality and wine businesses. Units close to downtown and the trail generally attract the most interest on resale.

If you plan to age in place, also look at entry steps, the width of the stairs and whether a main-floor washroom exists or could be added later.

Can I walk to Main Street from the newer Picton townhouses?

Most of Picton's attached homes are recent, but older condominium or heritage units come up occasionally. Review condo documents and the building's condition closely if you find one.
