Seaton's boundaries and the long build ahead
Seaton sits in north Pickering, bounded by West Duffins Creek to the west, Sideline 16 to the east, Highway 7 to the north and the CP rail line to the south. It borders the hamlets of Green River, Whitevale and Brougham.
The first homes went up off Taunton Road in 2017; six years later, construction had spread north as far as Highway 7 and west to Whites Road. The finished community is meant to hold as many as 70,000 people and 35,000 jobs across several named districts: Lamoreaux (around Brock and Whitevale roads), Brock-Taunton, Mount Pleasant, Wilson Meadows, Thompson's Corners and an employment area called the Pickering Innovation Corridor. As of 2022, only a small share of the planned units were built, so Seaton will be a construction zone for a long time.
Back-to-backs, stacks and freeholds from many builders
Seaton has an unusually long builder list. Mattamy, Fieldgate, Brookfield Residential, Madison Group, Tower Hill and a group including Deco, Arista, Opus and Paradise have all marketed homes here. Townhouses come in three main forms:
- Traditional freehold towns with a front door on the street, a garage, and a small backyard or rear lane garage.
- Back-to-back towns, where units share a rear wall as well as side walls. They have no backyard and windows on one side only, often over three storeys with a rooftop or balcony terrace.
- Stacked condo towns, such as the blocks along Whites Road, where one unit sits on top of another. These carry a condo fee and often have underground or surface parking.
Each type has a different ownership structure. Freeholds may carry a POTL fee for shared lanes; back-to-backs can be freehold or part of a common elements condo; stacks are standard condos. Confirm which you're buying before comparing prices.
Buying in a community that's still being built
Living in Seaton now means living beside construction. Before buying, look at the city's plans for the blocks around the address and ask what's next to it: another phase of housing, a school site, a park, commercial land or employment land along the Innovation Corridor.
Expect services to lag behind homes. Schools, retail and transit routes usually arrive after the first residents, so check where the nearest open school is today, not where one is planned, and where the nearest current DRT stop sits. Roads may still be awaiting their final layer of asphalt, and sidewalks and street trees can arrive late in a phase.
On a resale from the first owner, ask whether Tarion forms were filed, what's still open with the builder, and whether there are any outstanding closing adjustments or utility disputes that might follow the property.
Seaton's roads out: Taunton, Brock and the 407
Seaton is a driving community today. The 407 ETR crosses north Pickering and is reached via Brock Road, and Taunton Road and Whites Road carry most local traffic south toward the 401. The 407 is tolled.
For the train, Pickering GO is a drive south past the 401. Ajax GO is an option from the east side of Seaton. Daily rail commuters should time the morning drive to the station before buying, since much of the road network is still being widened and extended.
The federal government's January 2025 cancellation of the Pickering airport plan, with most of the remaining lands going to Rouge National Urban Park, means the large open lands north and east of Seaton are now headed for parkland rather than an airport.
What buyers ask about Rural Pickering
Is every Rural Pickering townhouse in Seaton?
Not every one, but many are. Rural Pickering also covers other parts of north Pickering, so check the street address and builder.
What's the difference between a back-to-back and a stacked town in Seaton?
A back-to-back shares its rear wall with another unit and usually runs three storeys with no backyard. A stacked town has one unit on top of another and is normally a standard condo with a monthly fee.
Is Seaton finished?
No. Building started in 2017 and the community is planned for up to 70,000 residents, so construction will continue for many years.
