Duffin Heights townhouse guide

Duffin Heights between the old south end and Seaton

Duffin Heights sits between the 401 and the 407, organized around Brock Road with Rossland and Taunton as its main east-west streets. To the south are Pickering's established neighbourhoods; to the north and west, Seaton's new communities.

It filled in faster than Seaton and is further along, so most streets are finished, parks are in, and the construction that remains is mostly infill and the last few blocks. For buyers who want new-ish stock without living in an active building site, that's the appeal.

Who built Duffin Heights' townhouses

Duffin Heights was built by several builders at once. Mattamy is known here for detached homes, while Lebovic and Madison built townhouses, including Madison Group's Nu Towns, completed around 2021. Park District Towns added more attached stock.

The result is a mix within a few blocks: freehold rows on streets like William Jackson Drive, condo townhouses on private roads, and stacked condo towns on streets named Crossing, such as Castlegate Crossing. The Crossing addresses are a quick sign that you're looking at a stacked or condo unit with a monthly fee.

Comparing stacked-town fees in Duffin Heights

Several stacked and condo town complexes in Duffin Heights can look similar online. To compare them fairly:

  1. Divide each monthly fee by the unit's square footage to compare cost per square foot, not just the total.
  2. Check what the fee includes: water, building insurance, parking, garbage, snow and landscaping can all differ.
  3. Look at the reserve fund balance per unit and the next scheduled projects in the reserve fund study.
  4. Ask when the builder handed the corporation over to owners. Early budgets set before turnover are sometimes too low, and the first owner-elected boards may raise fees to catch up.
  5. Read the rules on balconies, barbecues, rentals and pets, which vary widely.

A slightly higher fee in a well-funded complex can cost less over five years than a low fee that has to jump.

Brock Road access and the green edges

Brock Road is Duffin Heights' main route. North takes you to the 407 ETR, which is tolled, and south takes you to the 401 and the City Centre. Pickering GO is a drive south; Ajax GO to the east is another option depending on your exact street. One complication: Brock Road carries a lot of traffic to and from Seaton, so allow extra time at rush hour.

Greenwood Park and Creekside Park serve the neighbourhood, and there are golf courses nearby, including the Pickering Golf Club. To the west, Rouge National Urban Park and the Seaton Hiking Trail along the Duffins Creek valley give the area more nature access than its density suggests.

Who tends to choose Duffin Heights

Duffin Heights suits buyers who drive north or west for work and want the 407 close by, young families who want a newer freehold with a small yard and finished parks, and first-time buyers looking at stacked condo towns as a step into ownership.

It suits daily train commuters less well, since every GO trip starts with a drive south on a busy Brock Road. If you'll be on the train most days, compare the drive time with what you'd save buying closer to the station.

What buyers ask about Duffin Heights

Are Duffin Heights townhouses freehold or condo?

Both. Freehold rows sit on public streets, while many stacked and condo towns are on private roads, often on streets named Crossing. Check the listing for the fee and ownership type.

How close is Duffin Heights to the 407?

The 407 ETR is a short drive north via Brock Road. It's a toll highway.

Is there still construction in Duffin Heights?

Much less than in Seaton. Most streets and parks are finished, although remaining infill and nearby Seaton construction can add traffic on Brock Road.
