Willowdale East townhouse guide

Sheppard-Yonge, North York Centre and the walk from the side streets

Three stations do most of the work here. Sheppard-Yonge is the interchange between Line 1 and Line 4. North York Centre sits beside Mel Lastman Square, the central library and Empress Walk. Bayview station on Line 4 serves the eastern edge. Finch station, the current end of Line 1, is just to the north.

For townhouse buyers, the useful question isn't which station but how many minutes on foot. A complex one street back from Yonge can be a five-minute walk; one closer to Bayview may be a bus ride. That difference tends to show up in how quickly units sell.

Low-rise complexes behind the Yonge towers

Willowdale grew from the postal villages along Yonge, and residential subdivision started in the 1920s, followed by a wave of postwar building. Today, high-density condo and commercial development is concentrated on Yonge itself, while the blocks east of it are a mix of single-family homes, condominium townhouses and some towers.

Many of the townhouse complexes here are older condos with shared grounds and parking, plus some newer stacked and back-to-back projects on former house lots. The older ones tend to have more interior space and a small yard; the newer ones tend to have rooftop terraces and underground parking. Read the reserve fund study either way, since both types share big-ticket items like roofs and garages.

Line 1's extension north of Finch

Line 1 is being extended north from Finch along Yonge into York Region, with five new stations as far as Richmond Hill. Early work at Finch began in 2023 and the tunnelling contract was awarded in 2025; the whole project is expected to take about a decade.

For Willowdale East, the effect is mostly indirect. It won't add a station here, but it will make Finch a through station rather than a terminal, which may ease the bus crowding there, and it links the area to employment in Richmond Hill and Markham.

Expect construction-related service changes around Finch during the build. If your commute runs through that station, factor in some disruption over the coming years.

Questions specific to buying near the Yonge corridor

  • Construction next door. Tower sites along Yonge can mean years of cranes and lane closures. Check active applications near the complex.
  • Visitor parking. In complexes close to the subway, visitor spots are often tight and rules strict.
  • Rental share. Proximity to transit attracts investors; a high share of tenanted units can affect how a corporation operates.
  • Assignment of parking and lockers. Confirm which spaces are owned, exclusive-use or simply assigned.

Older courtyard complex or new stacked unit

Willowdale East buyers usually end up choosing between two very different products at similar walking distances from the subway.

Older condo townhouse complexes tend to offer more interior space, a basement and a small private yard, with surface or garage parking. The trade-off is age: the reserve fund study matters, and so do any planned window or roof programs. Newer stacked and back-to-back units usually have smaller footprints, open-plan layouts and a rooftop or balcony instead of a yard, with parking underground. They're often easier to maintain day to day but can carry their own repair items, such as terrace membranes and garage waterproofing.

Neither is automatically the better buy. The right choice often comes down to whether you value a yard and a basement or a newer building with less immediate work ahead.

What buyers ask about Willowdale East

How close are Willowdale East townhouses to the subway?

Many are within walking distance of North York Centre, Sheppard-Yonge or Bayview stations. Complexes nearer Bayview Avenue may rely on Line 4 or a bus instead.

Will the Yonge North subway extension add a station in Willowdale East?

No. Its new stations start at Steeles and run north into Richmond Hill, but Finch will become a through station, which should help riders from this area heading north.

Are there freehold townhouses in Willowdale East?

Some, but most townhouses here are condominium tenure, either older complexes or newer stacked units. Check each listing's legal description.
