Townhouses For Sale in Bayview Village, North York
Bayview Village was planned in 1954 around curving streets that follow the land, and most of its houses were finished within a decade. Its townhouses are a small, mostly condo slice of the neighbourhood, but they share something the rest of North York envies: three Sheppard subway stations within the area.

Bayview, Bessarion and Leslie stations on Line 4
Line 4 Sheppard crosses the neighbourhood with stations at Bayview, Bessarion and Leslie. It's a short line, but it connects to Line 1 at Sheppard-Yonge one stop west, and that link is what most commuters use. Highway 401 forms the southern boundary, and Bayview Avenue and Leslie Street give quick access to it.
For townhouse owners near Sheppard, that's a subway-to-downtown commute without a bus. Further north toward Finch, the walk gets longer and buses fill the gap.
A 1950s plan that left little room for townhouses
The original stock is ranch bungalows, split-levels and Georgian Revival-style houses on generous lots. Infill has replaced many of them with larger homes, and high-rise condos now line Sheppard and the area just north of the 401. Townhouses came later and mostly as condominium complexes near those busier edges.
That means the townhouse choice here is narrow. A buyer looking only at Bayview Village may wait for the right unit, and should know what's available just over the boundary in Willowdale East or Don Valley Village.
The lot pattern explains a lot. The curving streets and large lots were designed by a town planner to follow the land's natural contours, which left few straight, regular parcels suited to rows of attached homes. When townhouses did arrive, they went onto sites along the arterials and near the highway, where land could be assembled. That history is why most Bayview Village townhouses are in condominium complexes rather than freehold rows on a public street, and why many have shared underground or surface parking rather than private driveways.
The East Don Parklands behind the houses
The East Don Parklands run through the centre of the neighbourhood, with trails and bike paths that are part of the city's ravine system. Smaller parks include Bayview Village Park, Alamosa, Leslie, Blue Ridge and Clarinda. North York General Hospital sits within the City's definition of the neighbourhood, and Bayview Village Shopping Centre is at Bayview and Sheppard.
What Bayview Village townhouse buyers usually compare
- Townhouse versus a large condo apartment in the Sheppard towers, often with similar walk times to the subway.
- Fee structure between an older complex and a newer one, including what the fee covers.
- Parking: private garage versus a spot in a shared underground.
- Noise for complexes near the 401 or Sheppard.
It's also worth comparing across the boundary. Willowdale East, just west of Bayview Avenue, has more townhouse stock near Line 1 and Line 4, while Don Valley Village to the east has older complexes near the end of the Sheppard line. Buyers set on Bayview Village itself sometimes widen their search to those areas while they wait for a unit to come up, then decide which neighbourhood's trade-offs they prefer.
Living on the Sheppard and 401 edges
Most of Bayview Village's townhouses sit near its busier edges, which shapes daily life. Units near Sheppard are close to the stations, Bayview Village Shopping Centre and restaurants, but also to traffic and ongoing condo construction. Units near the 401 have the fastest highway access and the most noise. The interior streets are quiet but have very few townhouses. When viewing, note which way the unit faces, where the windows are, and how close the nearest tower site is; a condo application next door can change the outlook for years.
What buyers ask about Bayview Village
Which subway stations serve Bayview Village?
Bayview, Bessarion and Leslie on Line 4 Sheppard, which connects to Line 1 at Sheppard-Yonge.
Why are there so few townhouses in Bayview Village?
The neighbourhood was planned in the 1950s for detached houses on large lots. Townhouses were added later in limited numbers, mostly near Sheppard and the 401.
What are the boundaries of Bayview Village?
The City defines it as Bayview Avenue to Leslie Street, from the 401 up to Finch. The local residents' association uses a slightly different line along the Don River and Sheppard.
