Downsview-Roding-CFB townhouse guide

Townhouses on the old Stanley Greene military housing site

The former Stanley Greene Canadian Forces housing complex covered about 63 acres south of Downsview Park. As the military left, that land was opened to builders, and it now holds most of the area's newer townhouse stock: three- and four-storey towns on a fresh street grid, a neighbourhood park, and condominium blocks with multi-level suites. Some of these units are large by Toronto standards, with four and five bedrooms spread over several floors.

Because this housing is newer, buyers are generally looking at modern construction rather than a decades-old complex. That doesn't remove the homework: confirm whether a given unit is freehold, a POTL or a standard condo, since the builders used more than one tenure model, and read the fee schedule closely.

Wilson, Sheppard West and Downsview Park stations

Few North York neighbourhoods have this much rail within reach. Line 1 runs up the Allen and through the area, with Wilson and Downsview Park stations, and Sheppard West just across the Allen Road. Downsview Park station also connects to GO trains on the Barrie line, which gives a direct rail option north to York Region and south to Union.

For drivers, the 401 forms the southern edge and the 400 the western one, with the Allen running along the east. Keele Street is the main north-south road through the middle. The trade-off is familiar: highway access is excellent, and so is highway noise for units close to the 401.

Yorkdale is one stop south of Wilson, which puts a major shopping centre within a short subway ride for most of the area.

What the airport lands next door could become

North of the townhouse pocket sit the former Downsview airport lands, roughly 520 acres. Northcrest Developments and Canada Lands Company have a framework plan for the site with ten districts, mid-rise buildings as the preferred form, taller buildings near transit, and the old runway turned into a long pedestrian promenade with parks and shops. Full build-out is targeted for around 2051.

For a townhouse owner nearby, that means decades of construction in phases, eventually more shops and services within walking distance, and more neighbours. It also means new supply competing with resale over time, mostly in apartment form rather than townhouses.

The postwar streets west of the park

West of the park, toward the 400, the streets are older. Most houses went up just after the war and into the 1960s, many of them modest bungalows and storey-and-a-half homes. Townhouses here are fewer and older, usually in small condo complexes along the arterials. Humber River Hospital, which opened in 2015 on Keele near the 401, is a major employer close by.

Who the Downsview Park towns suit, and who they don’t

The newer towns south of the park appeal most to buyers who want modern construction, several bedrooms and a subway-plus-GO station in walking distance, and who don't mind three or four flights of stairs. Families with young children often like the neighbourhood park and Downsview Park itself, which is large enough for real outdoor time without a car.

Buyers who want a ground-level, single-floor layout will find fewer fits here, since most units are tall and narrow. And anyone who prizes a finished, settled street should weigh the decades of phased construction planned on the airport lands to the north. For some, that's a reason to buy early; for others it's a reason to look at the older streets west of the park instead.

What buyers ask about Downsview-Roding-CFB

Are the townhouses near Downsview Park freehold or condo?

Both exist. Builders on the former military housing land used several tenure models, so check the legal description and whether there's a monthly fee for each listing.

Which station is closest to the Downsview Park townhouses?

Downsview Park station, which serves both Line 1 and GO trains on the Barrie line. Wilson and Sheppard West are also nearby depending on which end of the area you're in.

How long will construction on the airport lands go on?

The framework plan targets completion around 2051, built district by district. Expect activity in phases rather than all at once.

Is highway noise an issue here?

For units near the 401 or the 400, it can be. Units on the park side of the area are generally further from the highways.
