Old Town townhouse guide

Walking distance to the Shaw, with a garage

The appeal of an Old Town townhouse is simple: you can walk to the Shaw Festival theatres, Queen Street, Simcoe Park, Fort George and the waterfront, and still have an attached garage and a modern kitchen. Most of the historic core is detached houses, many of them heritage properties, so townhouses here are mainly in newer complexes on the edges of town or on redevelopment sites.

Bungalow townhouses are common. Many have a main-floor primary bedroom, a loft or second bedroom upstairs, and a finished basement. Two-storey units with smaller footprints also come up, and these draw a slightly younger buyer.

Inside the heritage rules

Old Town contains a heritage conservation district and many individually designated buildings. Most townhouse complexes are newer, but properties within or beside protected areas can still face rules on exterior changes, signs, fences and trees.

Before buying, ask the town whether the address is within the district or designated, and what kind of work would need a heritage permit. If you plan to replace windows, add a deck or change the front porch, it's better to know the process up front.

What a typical Old Town condo-town fee covers

Most Old Town townhouse complexes are condominiums, and fees usually include grounds maintenance, snow removal on shared roads and walkways, and reserve fund contributions for roofs, windows and other common elements. Some include building insurance or water; many don't.

Because these complexes cater to owners who travel or spend winters away, well-run boards tend to keep exteriors up. That isn't guaranteed. Read the most recent reserve fund study and board minutes, and ask about any upcoming roof or paving projects.

Tourists on your doorstep, wind off the water

Living near Queen Street means summer crowds. Parking is tight in peak season, and streets near the theatres and shops can be busy into the evening. Units a few blocks out tend to have the best balance: walkable to everything, but away from the tour buses.

Shopping for daily needs often means a short drive to Virgil, which has groceries, a pharmacy and other services. Hospital and specialist care are in St. Catharines or Niagara Falls.

Old Town sits where the Niagara River meets Lake Ontario, and units near either shore get the best views and the most exposure. Strong winds off the lake affect gardens, decks and exterior finishes, and spray and ice can be hard on siding, railings and windows over time.

Shoreline erosion and high water years have been an issue along parts of the lakefront. If a complex is close to the water, ask whether the corporation has done shoreline or drainage work and how it was funded.

Old Town buyer checklist

  • Read the condominium declaration for age, pet and rental rules.
  • Confirm short-term rental restrictions at both the town and complex level.
  • Ask about heritage permits for any planned exterior work.
  • Check visitor parking arrangements, especially for summer.
  • For units near the lake or river, ask about wind, drainage and exterior wear.

Resale demand here leans on the same buyers who are shopping now, so units with main-floor living, a garage and an easy stroll to Queen Street tend to keep their appeal.
