Amherstview townhouse guide

Rows built in the Lakeside Ponds era

Attached housing in Amherstview is young. The Lakeside Ponds subdivision brought in phases of townhouses and singles, and the resale rows that list today on Pratt Drive and Dr Richard James Crescent were built by the same handful of builders over a fairly short stretch of years.

Most of these units are freehold, two storeys, with a single-car garage and a driveway in front, three bedrooms on the upper floor, and a lower level that some owners have finished and others still use for storage. Interior units share both side walls; end units get extra windows and usually a wider side yard. If you're trying to judge value, compare end units with end units and interior with interior, because the difference in light and yard can be significant.

Basements here are often left unfinished by the builder, which gives buyers a blank space for a family room, a home office or a fourth bedroom.

Lake, trails and the country club down the road

The lake defines Amherstview. Streets close to the shore open onto views across the water toward Amherst Island, and the township's parks, trails and boat launches line the waterfront. Loyalist Country Club and its golf course are a short drive west toward Bath.

That setting has a cost in winter. Wind off the lake is stronger here than in Kingston's inland subdivisions, and snow can drift across open lots. Look for well-sealed windows, a solid garage door and a driveway layout that makes clearing snow manageable.

Summer brings the opposite trade: long evenings on the water, sailing and paddling off the shore, and cooler air than in the middle of Kingston on the hottest days. Buyers who grew up in the city often say the lake is what tipped them toward Amherstview over an inland west-end subdivision.

A township address with a Kingston routine

Amherstview residents pay Loyalist Township property taxes and get township services, including municipal water and sewer. At the same time, Kingston's west end is a few minutes away, with big-box stores, the college and the main hospital corridor reachable without a long commute. Kingston Transit runs into Amherstview, which helps students and anyone without a second car.

School-age children attend Limestone District School Board or Algonquin and Lakeshore Catholic District School Board schools; confirm assignments for a specific address, since a growing subdivision can shift boundaries.

Commuters who work further afield, in Napanee or Belleville, can reach the 401 through the township's back roads, while Highway 33 is the quicker way into Kingston's west end.

Checks before you buy here

  • Ask for the remaining Tarion warranty on newer homes and any open claims.
  • Look at the lot grading certificate and how the yard drains after rain.
  • Find out whether the row has any common elements or POTL fee and what it pays for.
  • Ask the township about planned phases near the property, especially vacant land with lake views.
  • Check rental water heaters or other equipment contracts that may transfer with the house.

Amherstview tends to attract first-time buyers moving out of Kingston rentals, young families and some downsizers who want a newer home with less upkeep. Units near the water and parks tend to draw the most attention when they come up for resale.
