Lindsay townhouse guide

Jennings Creek and the northwest expansion

The biggest change to Lindsay's housing in years is the Jennings Creek community in the northwest end, north of Colborne Street and east of Highway 35. Kingsmen Group bought the land in 2017, and the first phase was planned with detached homes, mixed-use units and roughly one hundred and seventy-six townhouses. Future tracts north toward Thunder Bridge Road could add thousands more homes over time.

Plans for the area have included new commercial development and the widening of Colborne Street to four lanes, with improvements to the Highway 35 intersection. For buyers, that means a new townhouse in the northwest may sit near shopping and the main highway out of town, but also near ongoing construction for several years.

Hygge Towns and the Thunder Bridge Road corner

Fernbrook Homes has been building Hygge Towns at the corner of Angeline Street North and Thunder Bridge Road, about five minutes from downtown. The project offered ten floor plans and was marketed with occupancy expected in 2026. Its materials mention a condo road and shared green space, which suggests freehold homes tied to a common-element corporation, but confirm tenure in the purchase agreement.

If you are buying a unit in a project like this, either from the builder or as an assignment, check:

  • Development levies and other closing costs added to the base price.
  • The occupancy and final closing dates, and what happens if they move.
  • Monthly fees for the condo road and green space, and what they cover.
  • Whether the seller can assign the contract, and any fee for doing so.

Hospital, college and a real downtown

Lindsay works as a year-round town because of its institutions. Ross Memorial Hospital serves the whole city, and Fleming College's Frost Campus brings students and staff. Kent Street is a traditional main street with shops and restaurants, and Lock 33 on the Scugog River sits close to the downtown.

Townhouse buyers in Lindsay tend to be a broader mix than in the lake towns: young couples and families priced out of Durham Region, hospital and college staff, and downsizers who want everything close by. Older townhouse complexes nearer the core trade on that walkability, while the new towns on the edges trade on space, garages and modern layouts.

Getting out of Lindsay

Highway 35 heads south to Highway 115 and on to the 407 and 401, which makes Lindsay the most practical Kawartha Lakes town for a GTA commuter. Highway 7 runs east to Peterborough. The new northwest neighbourhoods are closest to Highway 35, which is a real advantage for anyone heading south every morning.

Inside town, the core is compact enough that older complexes near Kent Street let owners walk to shops, restaurants and the river. The newer edges are more car-dependent; groceries and big-box stores are a short drive, but sidewalks and trail links are still being filled in as phases are completed. If walkability matters, compare a resale unit near downtown against a new one on the edge before you commit. The trade usually comes down to an older kitchen and a shorter walk versus a newer home and a longer drive.

What buyers ask about Lindsay

Where are the new townhouses in Lindsay?

Mostly on the north and northwest edges of town, including the Jennings Creek community east of Highway 35 and Fernbrook's Hygge Towns near Angeline Street North and Thunder Bridge Road.

Are Lindsay's new townhouses freehold or condo?

Both models appear. Some new towns are freehold homes on a shared condo road with a monthly fee, so read the agreement to see exactly what you own and what the fee covers.

Is Lindsay close to a hospital?

Yes. Ross Memorial Hospital is in Lindsay and serves the wider Kawartha Lakes area.

What should I watch for when buying a Lindsay townhouse before it is built?

Check development levies and other charges added at closing, the occupancy timeline and whether the contract can be assigned. Have a lawyer review the agreement before the cooling-off period ends.
