Buying a townhouse in Innisfil

Innisfil is on the west shore of Lake Simcoe, just south of Barrie. Friday Harbour, the resort community on Big Bay Point, has townhouses of its own, while most freehold rows are in Alcona and the newer subdivisions along the lake.

The typical monthly fee on townhouses listed in Innisfil today is about $300. Fees depend on the size of the home, the age of the complex and what is covered, which is often the roof, windows, landscaping and snow clearing. Freehold townhouses have no monthly condo fee.

If you are buying a condo townhouse, have a lawyer review the status certificate before your offer goes firm. It shows the reserve fund, the rules and any special assessments on the way. A townhouse specialist can pull recent sales on the same street or in the same complex so you know what a fair price looks like.

Alcona townhouse guide

The plain freehold option in Innisfil

Most of Innisfil's townhouses that are not in Friday Harbour or Lakehaven are in Alcona. They are typically two-storey freehold rows, the kind you would find in any growing Simcoe County town, on streets such as Ferguson Street and Huron Court. There is no land lease, and most have no condo corporation at all.

That simplicity is the main selling point. Financing is standard, carrying costs are just taxes, utilities and insurance, and comparing one listing to the next is easy.

The trade-off is choice. Alcona's townhouse supply is modest, so buyers with a tight list of must-haves sometimes wait a few months for the right end unit or walk-out lot to come up.

Living near Innisfil Beach Park

Alcona grew up around the lake, and the shoreline is a big part of why people choose it over Barrie's south end. Innisfil Beach Park is the town's main waterfront park, and the Alcona streets closest to it tend to be the older part of town. Most of the townhouse stock is in the newer subdivisions that have been added further back from the water.

Groceries, the main schools and town services are concentrated here, which matters in a municipality where many other settlements are small hamlets.

The drive, and the train that is still coming

Innisfil Beach Road runs straight west from Alcona to Highway 400, so most townhouse owners here drive. For the train, the nearest options today are Barrie South GO to the north and Bradford GO to the south. A future station at 6th Line, tied to the Orbit development, would sit much closer to Alcona, but no construction date has been announced, so do not price it into your plans yet.

Innisfil Transit offers subsidized Uber trips, including a set fare to Barrie South GO, which can cover the occasional train day.

Alcona against Lefroy and Barrie's south end

Buyers looking at Alcona usually have two other options open: Lefroy, a few minutes south, and the south end of Barrie, a short drive north on the 400.

  • Lefroy has a smaller, newer supply, much of it three-storey, and sits closer to the highway. It has fewer shops and services of its own, so daily errands often mean driving to Alcona anyway.
  • Barrie's south end has a far larger pool of townhouses and the Barrie South GO station, but you give up the small-town feel and the shoreline that draws people to Alcona.
  • Alcona sits between the two: more services than Lefroy, more lake than Barrie, and a commute that depends almost entirely on the car.

If you are mostly driving south toward the GTA each day, Alcona and Lefroy both work. If you plan to ride the train regularly, it is worth timing the drive to Barrie South GO at rush hour before you commit to either.

Questions to settle before buying in Alcona

  • Freehold or POTL? Most rows are plain freehold, but confirm there is no common-element fee for a shared laneway or visitor parking.
  • Garage and driveway. Some interior units have tight single driveways. Count spots if you have two cars.
  • Builder warranty. On newer units, check how much of the Tarion coverage period remains.
  • Distance to the lake. It varies more than the name suggests; check walking distance to the shore if that is why you are buying here.

What buyers ask about Alcona

Do Alcona townhouses have condo fees?

Most Alcona townhouses are freehold with no monthly fee. A few may sit on a common-element road with a small fee, so check the listing's fee field and ask for the POTL documents if one is shown.

How far is Alcona from Highway 400?

Innisfil Beach Road connects Alcona directly to Highway 400 on the west side of town, which is the main route for commuters heading south to the GTA or north to Barrie.

Is Alcona closer to a GO train than other parts of Innisfil?

Today Alcona residents use Barrie South GO or Bradford GO. A planned station at 6th Line would be much closer, but it has no confirmed opening date.

Are Alcona townhouses walking distance to Lake Simcoe?

Some are and many are not. The townhouse rows are mostly in newer subdivisions set back from the shore, so check the actual walking route to Innisfil Beach Park or the nearest public access if lake access is a priority.
