Townhouses For Sale in Waterdown, Hamilton
Waterdown is technically Hamilton but feels closer to Burlington, and plenty of its residents wanted it that way when the city amalgamated in 2001. It has added thousands of homes since then, and newer freehold and urban-style townhouses make up a big share of what comes up for sale.

A Flamborough village that turned into a growth area
Waterdown grew up around the mills of Smokey Hollow on Grindstone Creek and became its own village in 1879. It was the largest settlement in East Flamborough, joined the Town of Flamborough in 1974, and became part of Hamilton in 2001, over the objections of residents who would rather have joined Burlington.
The postwar surveys filled the village core through the 1980s. The big change came afterward. Waterdown Bay, south of Dundas Street on the east side, was planned for about 3,500 homes on its own, and the wider community was expected to absorb thousands more. That is where most of the townhouses came from.
Smokey Hollow, Grindstone Creek and the Bruce Trail
The village has kept a lot of its character. Smokey Hollow, named for the smoke from its old mills, still has the Great Falls on Grindstone Creek, a lookout and the foundations of the last sawmill, which ran into the 1970s. The falls sit on the local stretch of the Bruce Trail, and wetland trails run along the east end of town.
For townhouse buyers in the newer subdivisions, the old village on Dundas and Mill streets is the place for restaurants and errands, and part of the reason people choose Waterdown over a plain subdivision elsewhere.
What the newer townhouses here look like
Most Waterdown towns are recent freeholds: two- and three-storey rows, some with rear lanes, and newer urban-town formats with rooftop or upper-level terraces. A lot of them sit on private roads as parcels of tied land, which means a monthly fee for road maintenance, snow clearing or landscaping even though you own the house outright.
Because the stock is young, the questions are less about old roofs and more about builder warranty status, finishes and whether the common-element corporation has a healthy reserve.
The Grindstone Creek bridge on Dundas Street is another pressure point. Replacing it requires a lengthy closure of Dundas, which the city has tied to completing the bypass first. Ask how construction schedules could affect your street before you buy, especially if you rely on Dundas to get to Highway 6 or Waterdown Road.
Living with Dundas Street
Every Waterdown buyer should drive Dundas Street at rush hour before committing. The road through the historic core between Mill and Main is a pinch point that cannot be widened because of the heritage buildings, and growth has outpaced the road network for years. The city has pursued a bypass in east-west and north-south sections to relieve it.
Many residents head south to Aldershot GO in Burlington for the Lakeshore West line, or to the 403 and QEW. The junction of Highways 5 and 6 at Clappison's Corners is the western gateway.
The investor case and its limits
Waterdown's appeal to tenants is clear: newer homes, Burlington amenities nearby and a town feel. The trade-off is a higher entry price than the east end or the Mountain, plus a POTL fee on many units. Run the rent against the full carrying cost, including that fee, before assuming it will cash-flow.
Resale buyers should also expect competition from new phases. When a builder is still selling nearby, it can be harder to stand out at resale, and incentives on new units can set the tone for nearby prices.
What buyers ask about Waterdown
Which GO station do Waterdown commuters use?
Most drive south to Aldershot GO in Burlington, which is on the Lakeshore West line. The drive time depends heavily on Dundas Street and Waterdown Road traffic.
Why do Waterdown freehold townhouses have monthly fees?
Many newer rows were built as parcels of tied land on private roads. You own the house and lot, and the fee pays for the shared road, snow removal or landscaping.
Is Waterdown part of Hamilton or Burlington?
It is part of the City of Hamilton, through the former Town of Flamborough, even though it borders Burlington and many residents shop and commute there. Property taxes and city services are Hamilton's.
Is traffic in Waterdown really an issue?
Dundas Street through the old village is a well-known bottleneck because the heritage core cannot be widened. Drive your route at peak times before you buy.
