Townhouses For Sale in Rural Caledon, Caledon
The name suggests farmland, and much of Rural Caledon is just that. But most of the townhouses listed under it sit in new subdivisions at Caledon's southern edge along Mayfield Road, beside Brampton, where communities such as Southfields Village have added freehold and POTL rows since the 2010s.

Townhouses at the Mayfield Road edge
The board's Rural Caledon area is a catch-all for parts of the municipality outside the named villages. In practice, almost all townhouse listings in it come from the Mayfield West area and the subdivisions near the Brampton boundary, not from the open countryside. Addresses here often carry L7C postal codes and sit within sight of Brampton's northern subdivisions.
Southfields Village, near Mayfield Road and Kennedy Road, is the best-known of these communities. It and its neighbours include freehold towns with garages, rear-lane rows and some back-to-backs, built by production builders over the last decade or so. Construction continues on remaining parcels.
The housing is consistent: brick and stone fronts, two or three storeys, and modern open layouts. Lots are narrow, and backyards are small, especially on rear-lane and back-to-back designs.
Because the area is so new, the streets still feel unfinished in places, with construction on neighbouring lots, young trees and parks still being built. Buyers who move in early get first pick of lots; those who wait get a more settled neighbourhood.
Retail has followed the homes. Plazas along Mayfield Road and Hurontario, plus the larger shopping areas in north Brampton, cover daily needs within a short drive.
A Brampton commute with a Caledon address
Residents here are close to Brampton's shopping, services and transit. Hurontario Street and Highway 410 lead south, and Brampton Transit routes serve the border area. Mayfield Road itself has been widened in stages as traffic has grown.
There is no GO rail nearby. The closest stations are in Brampton, a drive south. For drivers, Highway 410 connects to the 401 and 407, and the planned Highway 413 corridor will run through this part of Caledon in the future.
Schools are run by the Peel District School Board and the Dufferin-Peel Catholic District School Board. Schools in the Mayfield area have arrived in step with the homes, sometimes lagging behind them, so check current boundaries for any address.
Buying a newer town here
- Confirm the Tarion warranty dates and whether any deficiency forms were filed.
- Find out if the municipality has formally taken over the streets and parkland yet.
- Look for POTL fees on rear-lane or shared-parking units, and read the budget.
- Back-to-back towns have no backyard and windows on fewer sides. Make sure the layout suits you.
- Ask what is planned on nearby open land. Some parcels are still slated for development, including employment uses.
The other Rural Caledon
Beyond the subdivisions, Rural Caledon is genuinely rural: farms, estate properties and forests stretching toward the Niagara Escarpment and the Oak Ridges Moraine. Townhouses there are essentially nonexistent, and properties often rely on wells and septic.
Buyers in the Mayfield area get that countryside within a short drive. Heart Lake Conservation Area in Brampton, the Caledon Trailway and the escarpment trails are all close.
Young families moving from Brampton or Mississauga are the typical buyers here, along with investors drawn by rental demand from the surrounding area.
Commuters weigh this area against north Brampton itself, often finding similar homes on either side of Mayfield Road.
