Buying a townhouse in Brant

The County of Brant surrounds the City of Brantford and includes Paris, St. George and Burford. Townhouses are mainly newer freehold rows and bungalow townhouses, with Paris on the Grand River the busiest spot.

There are 19 townhouses for sale in Brant right now, priced from $409,000 to $900,000. Half are listed under $600,000. By style, that is 9 2-storey townhouses, 5 bungalow townhouses, 3 3-storey townhouses, 2 stacked townhouses.

If you are buying a condo townhouse, have a lawyer review the status certificate before your offer goes firm. It shows the reserve fund, the rules and any special assessments on the way. A townhouse specialist can pull recent sales on the same street or in the same complex so you know what a fair price looks like.

Paris townhouse guide

Cobblestone core, newer rows on the edges

Paris takes its name from the gypsum deposits once used for plaster of Paris, and its old centre is known for cobblestone buildings made from river stones. St. James Church, built in 1839, was the first. Penman's Dam on the Grand is lit up at night and is part of what pulls visitors downtown.

Townhouses don't really belong to that old core. Most of the attached stock sits in two kinds of places: condominium complexes on streets such as Willow Street and Hanlon Place, and freehold rows in the newer subdivisions that pushed the town outward as it grew from about 12,000 residents in 2016 to roughly 15,000 by 2021.

That growth is still going. If you're looking at a newer row, there's a fair chance another builder phase is under construction a few streets away.

A town that commutes by the 403

Much of Paris's growth since the late 1990s tracks the completion of Highway 403 between Hamilton and Woodstock. Today the town works as a base for people driving to Brantford, Cambridge, Hamilton and, on hybrid schedules, the GTA.

There's no train station in Paris. Commuters who want rail drive to Brantford for the GO bus or VIA, or head east toward Aldershot. That makes the location of a unit within Paris more important than it first seems: a row near the main routes out of town can save real time every week compared with one tucked deep in a subdivision.

Inside town, Paris is easy to get around by car, and the downtown is walkable from the older streets near the rivers. The newer subdivisions on the edges are a different story: the nearest grocery store or pharmacy can be a drive away, which is worth timing before you choose between two similar rows.

Stacked units, bungalow towns and two-storey rows

For a town its size, Paris has an unusually varied mix of attached homes. Two-storey rows are the most common, but bungalow towns show up regularly and there are even a few stacked townhouses, a style you'd normally expect only in larger cities.

  • Bungalow towns suit buyers leaving a farm or a large house in the county who want everything on one floor.
  • Two-storey rows draw young families, often coming from Hamilton, Burlington or Cambridge.
  • Stacked units can be the lowest-cost way into Paris, but check parking, storage and the condo fee closely.

Whatever the style, condo fees in Paris pay for whatever the declaration says the corporation maintains, and that varies more than buyers expect. Some complexes cover roofs, windows, lawns and snow; others leave much of it to owners. Read the declaration rather than assuming two Paris complexes work the same way.

River setting, river checks

The Grand and Nith rivers are a big part of why people choose Paris, and also a reason to slow down before signing. Some streets near the water lie in areas regulated by the Grand River Conservation Authority. Ask whether a unit falls inside a flood or regulation area, and get an insurance quote before your conditions expire.

In older Paris condo complexes, the status certificate and the corporation's long-range repair plan tell you when the next roof, window or paving bill lands. In newer freehold rows, look at the grading and the shared wall, and ask whether the builder's warranty still has time left.

What buyers ask about Paris

How do Paris townhouse buyers get to Toronto?

Most drive the 403 or head to Brantford for the GO bus or VIA Rail, since Paris itself has no train station. Plenty of buyers work hybrid and only make the full trip a few days a week.

Are there bungalow townhouses in Paris?

Yes. Bungalow towns come up regularly in Paris and appeal to people downsizing from rural properties around the county.

Is a Paris townhouse near the river likely to be in a flood area?

Some parts of Paris near the Grand and Nith rivers are regulated by the Grand River Conservation Authority. Ask for the mapping on the specific address and check insurance before you firm up.
