Buying a townhouse in Belleville

Belleville sits on the Bay of Quinte at the mouth of the Moira River, roughly halfway between Toronto and Ottawa on Highway 401. Its townhouse market is a mix of older condo townhouse complexes and newer freehold and bungalow townhouses in the subdivisions on the city's edges.

There are 36 townhouses for sale in Belleville right now, priced from $289,000 to $825,000. Half are listed under $503,000. By style, that is 22 2-storey townhouses, 14 bungalow townhouses.

The typical monthly fee on townhouses listed in Belleville today is about $510. Fees depend on the size of the home, the age of the complex and what is covered, which is often the roof, windows, landscaping and snow clearing. Freehold townhouses have no monthly condo fee.

If you are buying a condo townhouse, have a lawyer review the status certificate before your offer goes firm. It shows the reserve fund, the rules and any special assessments on the way. A townhouse specialist can pull recent sales on the same street or in the same complex so you know what a fair price looks like.

Belleville Ward townhouse guide

Potter's Creek by the bay

Potter's Creek is the largest source of new townhouses in the ward. Located in Belleville's east end, near the Bay of Quinte, it has grown in recent years with a mix of detached homes and freehold townhouses, including single-level bungalow designs. Duvanco Homes is one of the builders active here.

The bungalow townhouses in particular appeal to downsizers and retirees, many from the GTA, who are trading a big lot and a staircase for one-floor living and a garage they can walk straight in from. Two-storey rows suit younger families. As with any newer subdivision, check whether the unit is freehold on a public street or sits on a common-elements road with a monthly fee.

Condo complexes in the older parts of the city

Away from the east end, most townhouses in Belleville ward are in condominium complexes. They are spread across the west end, the north end around Bell Boulevard and Sidney Street, and the streets near downtown and the Moira River. Some are compact complexes of a dozen or so units; others are larger, with professional management.

These are usually the most affordable way into townhouse ownership in Belleville, and many have convenient access to shopping and bus routes. The trade-off is that the buildings are older, so the reserve fund and maintenance history matter a great deal. Ask about any recent or planned work on roofs, windows, siding, decks and paving.

Downtown, the river and the waterfront trail

Belleville's downtown runs along Front Street near where the Moira River meets the bay. It has restaurants, shops and the farmers' market, and the waterfront trail follows the bay through parks on either side of the river. Townhouses close to downtown are relatively rare, but they suit buyers who want to walk to restaurants and the water.

If you are considering a unit near the river, ask about any history of flooding. The Moira has flooded in spring in the past, and the condo corporation's insurance and maintenance records will show whether units have been affected.

Hospital, college and the 401

Belleville General Hospital, near Dundas Street, is the main hospital for the Quinte region. Loyalist College is on the western edge of the city on Wallbridge Loyalist Road. The 401 skirts the city's northern edge, with interchanges at Highway 62 and Highway 37 among others, and the VIA station is just north of downtown.

For buyers who commute to CFB Trenton, the west end of the ward is the most convenient. For those heading to Prince Edward County, the Bay Bridge on Highway 62 is close to the east and central parts of the city.

Choosing between the new east end and the older core

The choice in Belleville ward usually comes down to new versus established. Potter's Creek offers modern layouts and a newer-build warranty but sits further from downtown. Older condo complexes offer location and, often, a lower purchase price, in exchange for more due diligence on the building. Spending a day driving both areas will tell you which one fits.

Remember that the ward also has smaller pockets of townhouses tucked between detached streets, which can be quieter than either the big complexes or the new subdivisions.
